Hello, I am looking for an architect/designer to help convert an existing 3-unit townhouse-style residential plan into a new 5-unit townhouse-style concept for a different parcel of land. I have attached: The existing 3-unit floor plan/drawing that I want to use as the main design reference. The parcel/lot dimension images for the new property. An AI-generated concept image showing the general idea for the 5-unit layout. The AI image is not fully accurate, but it shows the overall direction I am looking for. The new project will be 5 units instead of 3 units. The overall proposed building footprint is approximately 100 ft wide x 55 ft deep. Each unit should be roughly 20 ft wide x 55 ft deep. The front of the building should face Fairfield Drive. The driveway approach should come from E 11 Mile Road, similar to how it is handled in the existing 3-unit project. The goal is to keep the same general townhouse style and similar floor plan layout, but adjust it to fit 5 units on the new lot. General layout requirements: 5 townhouse-style units Each unit approximately 20 ft x 55 ft Garage in the rear, approximately 22 ft deep Front living/kitchen area approximately 33 ft deep Two-story design Rear garages facing the drive aisle Any rear porches or balconies should stay within the 100 ft x 55 ft building footprint Similar front elevation/design style to the existing 3-unit plan Site layout should follow the required setbacks as closely as possible Known setback goals: Front setback from Fairfield Drive: 25 ft Side setback along E 11 Mile Road: 25 ft Rear setback: 55 ft Other side setback: approximately 12 ft to 15 ft, depending on what fits The new parcel appears to be a corner lot at Fairfield Drive and E 11 Mile Road. Please review the attached parcel dimensions and confirm what layout you think will work best. “Place the 100' x 55' five-unit building with the 100' length running north/south along Fairfield Drive, front entries facing Fairfield, rear garages facing east, and a 26' rear drive aisle accessed from E 11 Mile Road.” At this stage, I am looking for a clean concept/site plan and floor plan layout based on the attached references. You can use your own professional judgment as long as the design stays close to the overall concept and fits the lot properly. Please let me know: If you can help with this type of project. What information you need from me. How long this would take. Your estimated cost for the concept/site plan and floor plan. Whether you can later develop this into full permit-ready drawings if needed. Thank you.
