I am evaluating a 2.4-acre wooded residential parcel in Huntersville, North Carolina before deciding whether to purchase it. The property contains a natural gas easement that may affect where the home and other improvements can be located. Before committing to the purchase, I want an experienced professional to evaluate whether the property can support an exceptional long-term homesite or whether the easement forces compromises significant enough that I should continue looking for another property. This is **not** an architectural design project and I am **not** requesting construction drawings or permit plans. The purpose of this project is to determine whether this parcel can comfortably support the lifestyle and property layout I envision before I purchase it. ## Objective The central question is: **Can this property support an exceptional custom homesite, or does the natural gas easement force compromises that materially reduce the property's functionality, appearance, privacy, flexibility, or long-term value?** I do not simply want to know whether a house will fit on the property. I want to understand whether the easement forces undesirable decisions such as: * Placing the house in an awkward location. * Orienting the house away from the best views. * Building unnecessarily close to neighboring homes. * Looking directly into neighboring houses from the front porch or primary living spaces. * Creating an unattractive driveway approach. * Reducing the usefulness of the backyard. * Limiting outdoor living spaces. * Making the easement a dominant visual feature. * Restricting future improvements. If the property can accommodate an outstanding homesite despite the easement, I want to understand why. If it cannot, I want those limitations identified clearly and candidly. ## Information I Can Provide Depending on availability, I can provide: * Boundary survey * Easement documents * GIS information * Aerial imagery * Site photographs * Parcel information * Listing information * Approximate desired house size and general requirements ## Scope of Work Please develop two or three conceptual master plans for the property. Each concept should evaluate the property as a complete residential estate rather than simply identifying where a house could be built. The plan should identify and explain the preferred locations for: * Primary residence * Driveway and arrival sequence * Garage orientation * Front yard * Backyard/side yard * Covered outdoor living areas * Detached workshop or metal building with possible accessory dwelling * Barn or chicken coop * Garden area * Orchard vineyard * Lawn and open recreation space * Utility areas * Septic system and well (if applicable) * Existing mature trees to preserve * Areas that should remain wooded for privacy * Potential future improvements For each concept, explain why each element was placed where it was and discuss the tradeoffs involved. ## Design Goals The preferred layout should: * Create an attractive arrival experience from the road. * Make the house feel naturally situated on the property. * Maximize privacy from neighboring homes. * Take advantage of the best views and sunlight. * Minimize the visual and practical impact of the gas easement. * Provide a large, functional back and/or side yard. * Preserve attractive wooded areas while creating usable open space. * Allow convenient access to a future detached workshop or metal building. * Provide a practical location for a barn or chicken coop without making it a visual focal point. * Include sufficient open land for gardening, fruit trees, and general outdoor activities. * Minimize conflicts between the various uses of the property. The goal is not simply to fit everything on the property. The goal is to determine whether the parcel can comfortably support this vision without feeling constrained or compromised. ## 3D Visualization Requirements I do need a bird's-eye site plan, but that alone is not sufficient. One of the primary objectives is to understand what the property would actually look and feel like from a person's perspective. Please generate representative perspective images that illustrate the proposed layout from locations such as: * Standing at the road looking toward the property. * Entering the driveway. * Driving toward the house. * The first view of the house during the approach. * The arrival area. * The front porch. * Primary interior living areas looking outward. * Rear porch or patio. * Backyard looking toward the house. * Backyard looking toward the easement. * The easement looking toward the proposed house. * Views illustrating privacy from neighboring properties. * Any additional viewpoints you believe are important to evaluating the property. The images do not need to be photorealistic. However, they should accurately communicate terrain, spacing, sight lines, visibility, and the overall experience of living on the property. ## Deliverables Please provide: * Existing conditions plan. * Two or three conceptual master plans. * One recommended overall layout. * Annotated site plan explaining key design decisions. * Terrain-based 3D site model. * Bird's-eye perspective views. * Ground-level perspective views from the requested locations. * Written discussion of the strengths and weaknesses of each concept. Please also evaluate: * Overall arrival experience. * Curb appeal. * House placement. * Privacy. * Views. * Backyard quality. * Outdoor living potential. * Workshop location. * Barn/chicken coop location. * Garden and open-space usability. * Visual impact of the easement. * Flexibility for future improvements. * Overall resale appeal. ## Final Professional Opinion One of the most valuable deliverables will be your professional judgment. If this were your property and you intended to build your own long-term custom home here, would you purchase this parcel? Please explain why or why not. Describe the property's greatest strengths, greatest weaknesses, and any concerns that would influence your decision. ## Ideal Qualifications I welcome proposals from professionals with experience in: * Residential site planning * Landscape architecture * Custom home design * Civil engineering * Residential land development * 3D site modeling * Architectural visualization Experience evaluating wooded parcels, constrained sites, easements, or custom homesites is highly desirable. ## Proposal Requirements Please include: * Examples of similar projects. * Examples of terrain-based 3D site models or visualizations. * Whether you will use survey and/or LiDAR data. * Your proposed deliverables. * Estimated timeline. * Fixed project price. I am looking for thoughtful site analysis, practical recommendations, and honest professional judgment.
