PROJECT SUMMARY Objective: Build a professional automated underwriting model to produce a Maximum Bid Price on a per asset level to maintain portfolio return expectations and mitigate risk. Primary use Case: Tax Sale Real Estate Acquisitions – United States, Mississippi & Missouri Platform/ Tech: Excel, automated via python/ SQL EXPECTATIONS Model Functionality Expectations (see exhibit A for specifics): • Maximum Bid Price: The highest bid price to be paid for the asset to maintain return and mitigate risk. • Projected Revenue: Profit after acquisitions and repairs using either As Is or ARV estimated for disposition price - (all assets will have capital repairs estimated by human after physical inspection) • Investment Strategy: Recommendation to sell As Is or use the retail ARV o As Is: minimal capital improvements o Retail ARV: Fully repaired DATA PROVIDED Inputs provided for underwriting: • County, Parcel ID, Address, Acreage, Retail ARV Value, As Is Value, Assessed Value, Total Taxes Due, Predictability of Deed Transfer, Property Type, Capital Assumption DELIVERABLES o Functional Automated Underwriting Model o Logical Workbook  Fully editable assumptions  Duplication for multiple deals
