Company Description Tverdov Housing is a real estate firm located in New Brunswick, New Jersey that manages $100M worth of rental properties for our clients. Position Description Tverdov Housing is seeking a motivated and detail-oriented Assistant Property Manager to support the management of a 400+ unit scattered-site residential portfolio. Working alongside the Senior Property Manager, you will assist with tenant communications, maintenance coordination, rent collections, lease renewals, delinquency management, move-ins and move-outs, and other day-to-day property operations. This is an excellent opportunity for someone looking to build a career in property management while gaining hands-on experience across all aspects of residential portfolio management. We are seeking a highly organized, dependable professional with strong customer service, communication, and problem-solving skills who can effectively manage multiple priorities in a fast-paced environment. Responsibilities ·         Serve as a primary point of contact for residents by responding to phone calls, emails, text messages, and AppFolio communications in a professional and timely manner. ·         Handle day-to-day tenant communications regarding maintenance requests, lease questions, rent payments, notices, inspections, and general property concerns. ·         Coordinate and track the maintenance lifecycle through AppFolio and related maintenance software platforms, including dispatching vendors, scheduling appointments, tracking progress, and ensuring work orders are completed. ·         Track rent collections and monitor tenant accounts to ensure timely rent payments. ·         Follow company delinquency procedures, including sending notices, communicating with delinquent residents, documenting collection efforts, and assisting with legal escalation processes when necessary. ·         Assist with leasing renewal efforts by preparing renewal offers, communicating with residents, tracking responses and ensuring renewal documentation is completed accurately. ·         Coordinate move-in and move-out processes, including scheduling inspections, preparing required documentation, managing key exchanges, and ensuring residents receive proper instructions and notices. ·         Assist with tenant onboarding by preparing welcome letters and ensuring all move-in requirements are satisfied. ·         Assist with utility coordination, resident account setup, and administrative property management tasks as assigned. ·         Escalate owner, tenant, maintenance, legal, or emergency issues to the Senior Property Manager as appropriate. ·         Adhere to Tverdov Housing policies, procedures, and service standards to ensure effective property management operations. ·         Support the Senior Property Manager with special projects and additional portfolio management responsibilities as needed. Qualifications Fluent in Spanish is a big PLUS. Strong work ethic. Highly organized Great customer service skills. Reliable. Strong communication skills. Capable of dealing with conflicts and complaints from tenants/owners. Can follow directions, handle constructive criticism, and meet deadlines. Business, customer service and/or real estate experience a plus.
