I am looking for an experienced real estate cold caller / virtual assistant to help call landowners and vacant lot owners to see if they are interested in selling their property. This is for a real estate investment/wholesaling business focused primarily on infill lots, vacant lots, and small residential development opportunities, not large acreage or big subdivision land. The goal is to speak with landowners, identify motivated sellers, gather property information, and pass qualified opportunities to me for follow-up. This is an ongoing position. I am not looking for someone who only delivers a fixed number of leads and then stops calling. I want someone who can call consistently every week, work through lists, follow up with warm leads, and help build a reliable lead-generation system. Responsibilities: - Cold call landowners from provided lead lists. - Ask if they are interested in selling their vacant lot or property. - Confirm ownership and decision-maker status. - Gather key seller information, including: - Asking price, if they have one - Motivation for selling - Timeline to sell - Whether there are any liens, taxes owed, code violations, or title issues - Whether the property has utilities - Whether the lot has street access - Whether there are any structures on the property - Whether they have spoken with builders, agents, or investors before - Take detailed notes in the CRM or spreadsheet. - Tag leads properly as hot, warm, cold, wrong number, no answer, do-not-call, follow-up, etc. - Schedule follow-up calls when needed. - Send me qualified leads quickly so I can review and make offers. - Keep calling even after leads are generated. This is a continuous calling role. Ideal Candidate: - Has real estate cold-calling experience. - Experience calling homeowners, landowners, vacant land sellers, absentee owners, or motivated sellers is strongly preferred. - Speaks clear, fluent English and has a professional phone voice. -Has a neutral, easy-to-understand speaking style suitable for calling U.S. property owners. - Sounds confident, friendly, and natural on the phone. - Is comfortable handling rejection and objections. - Can follow a script but also speak naturally. - Takes excellent notes. - Is reliable and can work consistent hours. - Is comfortable using dialers, Google Sheets, CRM systems, and basic real estate lead tools. - Understands that not every “maybe” is a real lead. - We are looking for actual seller opportunities. Important: What Counts as a Qualified Lead A qualified lead is not just someone who answers the phone. A qualified lead should generally meet most of the following criteria: - They are the owner or decision-maker. - They confirm the property being discussed. - They are open to selling or willing to consider an offer. - They provide an asking price or are willing to receive an offer. - They give some information about their situation, timeline, or motivation. - They are willing to have a follow-up conversation. For infill lots, it is especially helpful if you can gather information about access, utilities, zoning/use expectations, liens, unpaid taxes, inherited ownership, and whether the lot is buildable. Type of Properties We Will Call On: - Vacant residential lots - Infill lots - Small lots in established neighborhoods - Lots that may be useful for builders - Properties owned by absentee owners - Long-held properties - Tax-delinquent or underutilized land - Possible teardown or redevelopment properties Calling Requirements: - Must be able to make calls during U.S. business hours. - Must be able to make consistent daily call volume. - Must speak clearly and professionally so U.S. property owners can easily understand the conversation. - Must keep accurate call notes. - Must update lead status after every call. - Must respect do-not-call requests. - Must follow all calling rules, scripts, and compliance instructions provided. - Must be willing to have calls reviewed for quality control and training. Tools We May Use: Experience with any of the following is a plus, but not required if you learn quickly: - Google Sheets - BatchDialer - CallTools - Mojo Dialer - Launch Control - PropStream - DealMachine - SmarterContact - ReadyMode - HubSpot - Follow Up Boss - Airtable Compensation: This will be an hourly position with the possibility of bonuses for strong performance. Possible bonuses may be available for: - Qualified seller leads - Appointments with motivated sellers - Signed purchase contracts - Deals that successfully close I am looking for someone long-term. If you are good, reliable, and can generate real opportunities, this can become an ongoing weekly position. Schedule: - Please tell me your availability for U.S. calling hours and how many hours per week you can work. - Preference will be given to candidates who can work at least 20 hours per week, with the possibility of increasing hours if performance is strong. Sample Opening Script: “Hi, is this [Owner Name]? Hi [Owner Name], my name is [Caller Name]. I know this call is out of the blue, but I was calling about a property I believe you own at [Property Address]. I wanted to see if you would consider selling it if the price made sense.” If yes or maybe: “Great. I just have a few quick questions so we can understand the property better. Do you have a price in mind that you would consider?” Important Notes: I am not looking for someone who simply rushes through calls or marks weak conversations as leads. I want quality notes, consistent dialing, clear spoken English, and real seller conversations. This is a long-term opportunity for the right person.
