Job Title: 1-Week Paid Trial: Real Estate Data Operations Specialist & CRM Manager (20 Hours/Week) Premier Asset Locators is seeking a highly technical, efficient, and detail-oriented CRM Data Operations Specialist to manage our nationwide surplus asset pipeline. This initial contract is for a 1-week paid trial (20 hours total, 4 hours per day, Monday through Friday) with the potential for ongoing work depending on performance and future budget. 🕒 SHIFT HOURS & OBJECTIVE Shift Time: 12:00 AM – 4:00 AM PDT (California Time), Monday through Friday. Core Objective: You will work overnight/early morning US hours to extract, clean, and re-inject data back into our CRM dialer so our outreach engine is fully loaded before the US business day starts. This is a technical data management and workflow position, NOT a cold-calling or phone sales role. 🚨 SELECTION & INITIAL TRIAL POLICY To ensure a seamless fit, top candidates will be hired for a brief, fully paid 15-minute system navigation and compatibility trial. Candidates must be comfortable demonstrating their ability to efficiently access databases, handle CSV field mapping, and navigate CRM interfaces during paid working time. 💰 HOURLY TRACKING & SOP COMPLIANCE Hourly tracking via the Upwork Time Tracker must align directly with active, productive execution of our data management workflow. Project documentation, specific databases, and systems required for the job will be provided. Logged hours must strictly reflect active work, database navigation, field mapping, and data entry updates directly related to our campaign goals. 📋 KEY RESPONSIBILITIES & DAILY 4-HOUR WORKFLOW Hour 1 (High-Value Extraction): Log into the Excess Elite database, apply nationwide filters for gross surplus amounts of $70,000+, prioritize non-judicial states, page-by-page bulk-select records, and export clean local CSV files. Hour 2 (High-Speed Batch Cleaning): Audit the CSV data, run debt searches to subtract junior liens/mortgages/judgments, ruthlessly apply our $30k Net Floor Rule (delete if remaining balance drops under $30k), remove duplicates/missing phones, and format numbers to clean 10-digit strings. Hour 3 (CRM Injection & Field Mapping): Upload clean CSV files into Excess Elite CRM, execute strict column mapping verification (Name, Surplus, Balance, Address, Phones, Tags), and verify lead tags register perfectly. Hour 4 (CRM Maintenance & Dialer Loading): Package completed high-priority lead files (property profiles, foreclosure data, debt ledgers), upload them to Google Drive for Attorney Handoff, and load the active Power Dialer queue with SMS automated drips configured to fire at exactly 9:00 AM EDT / 8:00 AM PDT. Give a 5-minute end-of-day volume report. 🎯 REQUIRED SKILLS & EXPERIENCE Proven experience as an Upwork Real Estate VA specializing in data entry, lead scrubbing, or wholesaling data prep. Advanced expertise in Excel/CSV handling, data formatting, and strict CRM custom field mapping. Deep technical familiarity with navigating US county property records, judgment indexes, and recorder of deeds online.
