Real Estate PE Financial Model for Extended Stay Brand — HoldCo / OpCo / PropCo

We are building a 10-sheet Excel financial model for a premium co-living / extended-stay residential concept based in Dubai. The model covers three entities: HoldCo (platform), OpCo (operations), and property-level SPVs acquired one per year from 2027. It must model two investment stories simultaneously: (1) investing in the HoldCo platform, and (2) investing in individual property SPVs as an LP. Key requirements: 10 sheets: Assumptions, HoldCo P&L, SPV models, OpCo P&L, Consolidated Cash Flow, Investor Summary Single scenario toggle: Best / Base / Worst Case across the entire model LP return waterfall: 7.5% preferred return, 80/20 carry split Fees: 2% arrangement, 2% AUM, 0.75% disposal, 20% carry Debt modelling: 40% LTV, monthly DSCR covenant tracking 7 revenue streams per property Cash flow must determine when HoldCo needs to raise (Series A trigger) and when each SPV needs additional debt 15 charts including IRR sensitivity heat map, LP waterfall, and fundraising timeline Output: raise amounts are model outputs, not pre-set inputs A detailed brief will be shared upon shortlisting.
