Real Estate PE Financial Model for Extended Stay Brand — HoldCo / OpCo / PropCo

We are building a 10-sheet Excel financial model for a premium co-living / extended-stay residential concept based in Dubai. The model covers three entities: HoldCo (platform), OpCo (operations), and property-level SPVs acquired one per year from 2027. It must model two investment stories simultaneously: (1) investing in the HoldCo platform, and (2) investing in individual property SPVs as an LP.
