Real Estate Investment Bookkeeper & Fractional CFO – Fix & Flip Experience

We are an established residential real estate investment company in Connecticut looking for an experienced real estate accounting professional who can initially help us get our books completely caught up, cleaned up, and properly organized — and ideally grow into a long-term bookkeeping / fractional CFO relationship with us. We have purchased over 100 properties during the past several years and typically have multiple acquisitions, rehabs, and fix-and-flip projects moving at the same time. We operate through multiple entities, utilize private/investor capital, have an in-house team and construction operations, and work with an outside accountant. We are looking for more than a traditional bookkeeper. The immediate priority is making sure our bookkeeping is current, accurate, and structured correctly. Beyond that, I want someone who understands the business of real estate investing and can help us build better financial visibility into the company. Ideally, you have direct experience with: • Residential real estate investing and fix & flips • QuickBooks Online and multi-entity accounting • Deal/project-level job costing • Acquisition, rehab, carrying and disposition costs • Private lenders and investor capital • Intercompany transactions • Cash-flow forecasting and budgeting • Deal-level and company-wide P&Ls • Rehab budget vs. actual reporting • Financial modeling and KPI/dashboard reporting • Working directly with CPAs/accountants at tax time Long term, I would like to be able to quickly understand what every active deal is costing us, where it stands against budget, projected profit, capital invested, cash requirements, and the overall financial health of the company. We are entrepreneurial and move quickly. I value someone who is responsive, organized, proactive, and willing to point something out when they see a better way of doing it. I don't want someone who simply categorizes transactions and sends reports. I want someone who can look at the numbers, understand what they mean, and help us make better business decisions. CPA, MBA, or strong finance/accounting background is preferred. Experience working in a controller, fractional CFO, or senior financial role is a plus, but real-world experience inside an active real estate investment operation matters more to us than credentials alone. This will begin with reviewing where our books currently stand and getting everything properly caught up and organized. If we're a good fit, there is an opportunity for this to become a long-term relationship handling our ongoing bookkeeping, financial reporting, and higher-level financial strategy.
