The Work I acquire properties with broken or clouded title...deceased owners, incomplete probate, tax foreclosure complications, defective instruments. I'm looking for someone to work along side me to help move through more volume of records. Before I contact anyone, I'd like to have a fact pattern established and to know the general idea of what the situation is. That means reading full deed chains, identifying who had authority to convey and whether they used it correctly, flagging missing administration proceedings, mapping heir structures, and checking for judgments, tax liens, lis pendens, and UCC filings. Most the time, we're not processing clean closings, we're trying to find the problems that make a property unsellable and then telling me exactly what they are. Land records experience is a strong plus. Comfort with county recorder portals, and ACRIS without handholding is expected. *Compensation and Upside* Hourly pay with bonuses on closed deals. We'll start things on a part time basis but full time for the right fit. It's not expected you know everything. Just a willingness to get better and learn as we go with a positive attitude. As volume grows there will be more role expansion opportunity. EST availability required. We work online together, Zoom and shared screen on live records, not just async check-ins.
