Real Estate Transaction Coordinator — Buyer Offers/SkySlope/Disclosures/Property Due Diligence (CA)

I'm a licensed California real estate agent (Fremont/Bay Area) running an active buyer and seller business, and I need a detail-oriented Transaction Coordinator to support both sides of my deals. BUYER-SIDE WORK (1–2 active buyer clients now, more coming): Draft Residential Purchase Agreements (RPA) and all related addendums using CAR zipForms Draft and prepare Buyer Representation Agreements When a buyer client is interested in a property, conduct deep due diligence on all available reports and disclosures, including: Pest/termite report — flag all Section 1 (current infestation/damage) and Section 2 (conditions likely to lead to infestation/damage) items clearly Home inspection report — summarize key findings, safety issues, deferred maintenance, and anything that should factor into negotiation HOA documents — reserve study and reserve funding percentage, financial health, any pending litigation, deferred maintenance or "bad condition" items the HOA needs to address, current or upcoming special assessments, and HOA fee history (increases/decreases over recent years and any planned future increases) Compile clean, organized written notes — not just a checklist, but real analysis of what's good, what's concerning, and what needs follow-up before we move forward on an offer Basic comp analysis support — I'll show you my exact method, but you should be comfortable pulling solds, actives, pendings, and withdrawn listings within a 0.25–0.5 mile radius (sometimes wider) over the last 3–12 months depending on data availability, using MLS Paragon SELLER-SIDE WORK (1 active listing now): Build out and organize all disclosure documents I haven't yet completed (TDS, SPQ, and others) Send disclosure documents out for signature via DocuSign and track signature status Organize signed and pending documents into SkySlope, into the Homelight Listing Management system, and into disclosures.io Locate, request, and organize all property-related reports (roof inspection, home inspection, pest inspection, etc.) Track every outstanding signature and follow up until complete TOOLS YOU'LL USE: MLS Paragon (comps, listing details, disclosures) CAR zipForms (all contracts: purchase agreements, listing agreements, buyer rep agreements, addendums) DocuSign (sending documents for signature and tracking status) SkySlope (transaction file management) Disclosures.io and Homelight Listing Management (seller disclosure platforms) WHAT I NEED FROM YOU: Real, hands-on experience with CAR zipForms — this is non-negotiable Comfortable reading and summarizing inspection reports and HOA financial documents — not just filing them, actually understanding and flagging what matters Strong written communication — your notes need to be clear enough that I can make a fast decision on an offer based on what you send me Detail-oriented with deadlines — disclosure timelines are legally significant in California real estate Available for ongoing work, not a one-time project — this will grow as my buyer pipeline grows TO APPLY: Tell me your experience level with CAR zipForms, DocuSIgn, and SkySlope specifically.
