UK Property Sourcing VA — Master Job Spec Role: Part-time (3–5 hrs/week), scope to grow to full-time Pay: £3 to 5]/hour Reports to: Cris and Michelle Communication: Zoom /WhatsApp About the role: We're looking for a reliable, detail-focused virtual assistant to support a UK property sourcing business — covering lead generation, deal admin, and investor CRM across multiple active pipelines (off-market, auction, probate, and JV/investor deals). Core Responsibilities: Lead Sourcing & Deal Flow Sourcing/scanning Facebook Marketplace + Gumtree for BMV listings, making initial offers Calling estate agents (deal enquiries) Making outbound calls to agents to build relationships and uncover off-market leads Responding to inbound vendor and buyer calls/enquiries First-pass filtering of BMV Machine Rightmove alerts (junk vs. worth analysing) Probate letter/email follow-up calls (chase responses from Stannp/Brevo sends) Solicitor lookups via Hunter.io for probate deals Answering vendors and buyer calls script provided CRM & Data Entry Entering leads/contacts into CRM Keeping CRM “clean” Investor & Compliance Admin Sending NDAs and chasing signatures Chasing investor NDA sign-off Chasing AML documents from investors pre-onboarding Marketing & Community Facebook Ads management (posting, budget monitoring, comment replies) Basic Skool community moderation/replies (RCYD, BMV Ops Hub, Flip Remotely) Calendar & Task Management Booking calls/viewings into Google Calendar via CRM General task management and meeting deadlines Requirements: Clear, confident communicator (written and verbal) Working knowledge of task management, lead handling, scraping, and follow-up processes Strong attention to detail Reliable, punctual, and deadline-driven Stable, fast internet connection (non-negotiable) To Apply: Send a short intro (voice note or written) covering: Your experience with property/lead-based VA work Tools you've used (CRM, scraping, WhatsApp) Your availability (days/times) for 3–5 hrs/week
