Project Description: Architectural Design Scope for Fire-Damaged Multifamily Building Restoration We are looking for an architectural design professional, architect, draftsperson, or qualified design consultant to prepare a restoration / reconstruction drawing package for an existing two-story multifamily residential building located in Jefferson Parish, Louisiana. The building is approximately 4,400–4,500 square feet total, two stories, and was previously used as a multifamily apartment building. The structure was damaged by fire, smoke, water intrusion, and related demolition following the fire event. The goal of this project is to develop a clear and professional design package that can be used for permit review, contractor pricing, insurance documentation, and coordination with engineers or other professionals as needed. We are not looking to redesign the building. The intent is to restore the building substantially back to its existing/pre-loss configuration using the current building layout and existing system as the basis for design. We want the design professional to work from the existing building plans, field measurements, photographs, and owner-provided information to create a practical restoration scope that matches the original layout as closely as possible. The new design should work with the building’s existing configuration, including the existing footprint, unit arrangement, stair locations, bearing wall locations, roof layout, and general structural system. We do not want to move staircases, relocate load-bearing walls, redesign the floor plan, or make major layout changes unless required by the authority having jurisdiction or required for structural/code compliance. The project should be treated as a repair and restoration of an existing building, not a new construction design. The design professional’s job will be to review the information we provide and prepare drawings that clearly show how the building should be restored. The drawings should identify the existing/pre-fire layout, damaged areas, replacement scope, structural repair areas, roof and attic reconstruction, interior restoration, and coordination points for plumbing, electrical, HVAC, and other systems affected by the fire. The building is a typical two-story wood-framed multifamily structure with residential apartment units, interior partition walls, standard kitchens, bathrooms, living spaces, bedrooms, and typical residential finishes. The fire affected portions of the roof, attic, framing, walls, ceilings, interior finishes, and building systems. Firefighting water also caused water damage throughout portions of the building. Some demolition has already occurred, and the design package should reflect the work needed to return the structure to its prior use and condition. The roof and attic area are a major part of the scope. We need the design professional to document the roof repair/replacement approach in a way that fits the existing building. This may include roof framing, decking, underlayment, roof covering, flashing, eaves, fascia, and required structural tie-downs or hurricane connectors. The design should be compatible with the existing building and should not create unnecessary modifications to the structure. The requested deliverables may include: 1. Review of owner-provided plans, measurements, photos, and damage information. 2. Existing/pre-loss floor plans based on available documentation. 3. Proposed restoration plans showing the building returned to substantially the same layout. 4. Roof framing or roof repair plan as needed. 5. Wall, ceiling, floor, and framing repair notes. 6. Basic exterior elevations or reference elevations if needed. 7. Building sections or detail sections showing typical wall/roof/floor assemblies. 8. General construction notes for restoration work. 9. Coordination notes for plumbing, electrical, HVAC, and other affected systems. 10. A permit-ready PDF drawing set suitable for review by Jefferson Parish, contractors, insurers, and any required licensed professionals. The design should clearly distinguish between: * Existing/pre-fire conditions * Damaged areas requiring repair or replacement * Like-kind restoration work * Structural repair or replacement work * Roof/attic reconstruction work * Interior restoration work * MEP coordination items * Items requiring field verification or engineer review We understand that the final design must comply with Jefferson Parish requirements and applicable codes where required. However, the scope should be limited to what is necessary for restoration, repair, and permitting. We do not want unnecessary voluntary upgrades, layout changes, or redesign work unless required by the permitting authority, structural conditions, or life-safety requirements. The ideal candidate should have experience with: * Fire-damaged building restoration * Multifamily residential repair drawings * Existing-condition/as-built drawings * Wood-frame structural repair coordination * Roof framing repair/replacement documentation * Permit drawings for Louisiana or Gulf Coast jurisdictions * Insurance reconstruction documentation * Working from field measurements, photos, sketches, and existing plans Preferred deliverables: * PDF drawing set * CAD/Revit/AutoCAD files if available * Clearly labeled sheets suitable for contractor bidding and permit coordination * Notes identifying where structural engineering review may be required Please include in your response: * Relevant experience with similar restoration or multifamily projects * Whether you are licensed or work with a licensed architect/engineer * Whether you can prepare drawings suitable for Jefferson Parish review * Estimated turnaround time * Fixed fee or hourly rate * Examples of similar work, if available * Information you need from us to begin The main goal is to produce a clean, accurate, practical drawing package that allows the building to be restored based on its existing plans and original configuration, while ensuring the proposed restoration works properly with the current building system and can be reviewed by contractors, insurers, engineers, and permitting officials.
