3D Rendering of Office Layout

**Job Title:** Create 3D Office Makeover Visuals and Walkthrough from Architectural Layout **Job Description:** We are looking for an experienced 3D interior designer / architectural visualization specialist to create realistic 3D visuals and a walkthrough video for a new office makeover layout. We have architectural floor plans for a proposed office fit-out, and we need someone who can turn the plans into clear, attractive, realistic 3D renderings and a walkthrough that will help us visualize the finished office before construction. **Project Overview:** This is an office renovation / makeover for United Refuah HealthShare. The layout includes a first-floor office area and a basement area. The first floor includes a main lobby / reception area with a reception window, multiple department work areas, private offices, phone rooms, a huddle room, kitchenette, conference room, lounge area, billing department, case manager area, vetting area, application departments, temporary workstations, mail room, restrooms, and related office circulation space. The basement plan includes an existing conference room, existing kitchenette, proposed kitchenette addition, proposed supplies room, restrooms, stair area, and additional basement circulation / support areas. The first-floor layout is long and office-heavy, with a mix of open work areas, private offices, small call/phone rooms, meeting spaces, and support areas. We want the 3D design to make the space feel professional, organized, warm, efficient, and modern while still being practical for a busy office environment. **Scope of Work:** Please create: 1. **3D floor plan views** * First floor * Basement * Clearly showing rooms, workstations, furniture, walls, doors, circulation paths, and major spaces. 2. **Realistic interior renderings** Key views should include, at minimum: * Lobby / reception area * Main office work areas * Application department / case manager / billing style work zones * Private office examples * Phone rooms * Lounge area * Conference room * Kitchenette area * Huddle room * Basement conference / kitchenette / supplies area if practical 3. **3D walkthrough video** * A smooth walkthrough of the proposed office layout * Should help us understand how the space flows from the entrance / lobby into the various departments and office zones * Include both first floor and basement if possible * Final video should be suitable to share internally with leadership and staff. 4. **Design suggestions** We are open to reasonable suggestions for: * Furniture layout * Desk placement * Lighting feel * Wall colors * Flooring * Reception design * Office finishes * Making the space feel professional, calm, and efficient **Style We Want:** Professional office environment, clean and practical, warm and welcoming, not overly flashy. The space should feel organized, efficient, and appropriate for a healthcare-related administrative office. We want the visuals to be realistic enough that staff and leadership can understand what the finished office will feel like. **Files Provided:** We will provide architectural PDF plans showing: * Basement plan * First floor plan * Demolition plan * Room labels and approximate dimensions * Proposed and existing areas **Required Skills:** * 3D architectural visualization * Interior office design * SketchUp, Revit, Lumion, Enscape, Twinmotion, 3ds Max, Blender, or similar * Ability to work from PDF architectural plans * Ability to create realistic walkthrough videos * Good communication and willingness to revise based on feedback **Deliverables:** * 3D model file, if available * High-resolution still renderings * 3D floor plan images * Walkthrough video file * Source files or editable files if included in your proposal **Please Include in Your Proposal:** * Examples of office or commercial interior 3D renderings you have completed * Examples of walkthrough videos * What software you use * Estimated timeline * What you need from us to begin * Whether you can recommend design finishes or only model the layout as provided * Fixed price or hourly estimate **Ideal Candidate:** Someone who can take the architectural layout and make it easy for non-architects to understand and visualize.
