Rental Comp Reports Needed

We're a leasing company in need of ad-hoc comparative reports for rental properties we're bringing to market. The project would involve comparing the property we send to at least three similar rental properties in the area, and advising on recommended rent. We're looking for very detailed research, considering variables such as square footage, amenities, remodeled state, and more. Deliverable would be a document (ideally a spreadsheet) showing similar units (with links), their rent, which variables were compared, and findings.
