Residential CAD Drafter - Floor Plans, Elevations & 3D Renders (Ongoing Partner)

I'm an interior designer in Los Angeles looking for a residential CAD drafter to become my ongoing drafting partner. I design the layouts, space plans, and concepts - you turn them into clean drawings under my direction. This is repeat work, not a one-off. I run a steady pipeline of residential remodel, new-build review, and short-term-rental projects, and I want one reliable person I hand everything to. There are two kinds of work, and I need both. 1) FAST CONCEPT DRAWINGS (frequent, small, quick) This is the volume work and the part I need most. I regularly need a rough hand markup or dimensioned sketch turned into something presentable within 24-48 hours: - Concept floor plans with furniture laid in, to show a client how a space will actually work - Simple front or interior elevation sketches - proportions and materials, not permit-grade - Quick before/after layout comparisons These are small jobs, often 2-5 drawings. They need to look clean and professional rather than technically exhaustive. Speed and presentation quality matter more than drafting depth here. 2) CONSTRUCTION-READY SETS (larger, per project) When a project is won, the same layouts get developed properly: - Existing + proposed floor plans (demo plan and new construction plan) - Interior elevations (bathroom walls, vanity runs, cabinetry walls) - Electrical/lighting plans (design-intent: outlet, switch, and fixture locations - no engineering) - 3D cabinet and millwork renderings (2-3 views) - DWG + PDF, with proper title blocks, dimension strings, tags, and US drafting conventions Example project starting soon: a primary suite remodel (bedroom + bathroom + vanity area) in a 1970s Southern California home - plans, 4-6 elevations, electrical, and 2-3 cabinet renders from my dimensioned layouts and photo markups. REQUIREMENTS - Strong portfolio of US residential drawings. I need to see dimension strings, wall types, door/window tags, and US electrical symbols, not just presentation plans. - Interior elevations and cabinetry/millwork details in your portfolio (not floor plans only) - AutoCAD (or Revit/Chief Architect with DWG export). Rendering capability (SketchUp/V-Ray, Lumion, or similar) is a strong plus - tell me if you are 2D only. - DWG source files always included in deliverables - Genuine 24-48 hour turnaround availability on small concept drawings. This is a hard requirement, not a nice-to-have. - Comfortable working from a designer's hand sketches, dimensioned layouts, and photo markups HOW TO APPLY Start your proposal with the word BLUEPRINT so I know you read this. Then answer: 1. Link or attach 2-3 US residential drawing sets you personally drafted (plans + elevations minimum). 2. Do you also produce photorealistic 3D renders, or 2D only? 3. Your realistic turnaround and price for a small concept job: one floor plan with furniture laid in, plus one simple elevation, from my markup. 4. Your fixed price for a full primary suite package (plans, 4-6 elevations, electrical, 2-3 renders), and your hourly rate for revisions. 5. Your time zone and typical hours of availability. I will hire 2 finalists for a small paid test (one dimensioned floor plan with furniture from my layout, DWG + PDF, ~$50-100) and choose my ongoing partner from the results.
