Summary

We are looking for an experienced residential designer to revise an addition concept for our home in the Mt. Helix neighborhood of La Mesa, CA. Our source files are attached. This package includes both the **"as-builts"** and the **complete design files from our previous designer**. Please review both closely. We actually like many of the architectural concepts and structural choices the previous designer made; we simply need a targeted redesign of the master suite area to fit our updated family needs. Originally, the design called for a two-story addition featuring a master suite and a second-floor school room. Because our kids are older now, **we are completely eliminating the second-floor school room.** We want to pivot the layout to focus entirely on a highly efficient, luxury main-level master suite oasis that maximizes our property's premium views without wasting space. **Our End Goal:** We want to visually see exactly what this addition will look like. The final deliverables must include high-quality 3D renderings alongside a tightly developed architectural concept layout. This package needs to be complete and detailed enough to hand off directly to a local architect or draftsman to turn into final, permitted construction documents. **Required Scope of Work & Project Dimensions:** 1. **Target Master Suite Footprint (Tight 700 – 720 sq ft):** We want a luxury primary suite that is highly functional with zero wasted space. Your design should target the following breakdown: * **Master Bedroom:** ~400 sq ft (optimized for a California King bed and a dedicated seating area oriented toward the view). * **Walk-In Closets:** ~120–130 sq ft total (highly prioritizing a functional His/Hers split layout with premium built-in storage space). * **Master Bathroom:** ~120–140 sq ft (luxury 5-fixture layout with a freestanding tub, large shower, and dual vanities). 2. **Transition, Hallway & Laundry Room (~100 – 150 sq ft additional):** * The plan must incorporate the demolition of our existing laundry room footprint. * This space needs to be redesigned into a clean, seamless transitional hallway leading into the new master suite. * You will also need to design the placement/layout of the new laundry room along this transitional zone or within the hallway footprint. 3. **Value Engineering & Retaining Walls:** The previous designer included several unnecessary retaining walls that will heavily drive up construction costs. You need to look at the topography and redesign the footprint so we are **only adding retaining walls that are absolutely necessary** for this scope. Cost control on the hardscape is a priority. 4. **Site Plan & Utility Relocation:** Update the backyard site plan to safely accommodate the new master bedroom footprint and necessary walls: * Evaluate our current pool slide location. The new bedroom wall layout may allow for a better slide placement, but it must be safe and clear of the structure. * Coordinate the relocation of the pool equipment, propane tank, outdoor grill, and outdoor seating area on the site plan. **What We Provide:** * Attached source files: Comprehensive "as-builts" and the previous designer's structural layout/concepts. * Soils report and a partial site survey (available upon request if needed for retaining wall analysis). **What We Are Looking For:** * Strong portfolio in residential architectural design with excellent 3D visualization/rendering skills. * Experience with luxury space planning and value engineering (minimizing unnecessary earthwork/walls to control building costs). * Ability to deliver clean, professional CAD/source files that a local draftsperson can easily take over for structural engineering and permitting.
