Residential Material Takeoff: Framing & Windows for 3600 SF Home

Project Overview: I need an experienced residential construction estimator to perform a detailed material takeoff for a proposed new multi-level residence. I will provide the complete 8-page architectural blueprint PDF set. The home is approximately 3,600 square feet spanning four levels (Garden, Entry, Main, and Top floor/Roof Deck). Specific Takeoff Requirements: Lumber and Framing (CSI Divison 6) - Calculate all dimensional framing lumber (specified as Spruce Pine Fir or stronger, 16" o.c. unless noted). This includes exterior/interior walls, top/bottom plates, and roof framing (2x12 rafters at 24" o.c., collar ties, and lookout framing). - Calculate exterior structural sheathing (7/16" APA rated panels) and subfloor (23/32" T&G). - CRITICAL EXCLUSION: Do NOT calculate or include the engineered floor systems (TJI 110/560 joists) or any LVL beams/headers. I am handling the engineered lumber package separately with the manufacturer. Exterior Siding & Cladding (CSI Division 7): - Calculate the square footage of material and linear footage of fascia/trim for the exterior facades. - The elevations specify a mix of cladding: 6" horizontal lap siding (LP Smart-Side or similar), vertical seam metal siding (on the garage and parapet volumes), and flush panel siding in the window bays. - Include calculations for the required weather-resistive barrier (house-wrap or similar) covering the exterior sheathing. Doors & Windows - Extract and format the complete window schedule, explicitly detailing the dual-pane, low-E fiberglass Andersen series 100 windows as specified on the plans. - Extract and format the complete door schedule (interior, exterior, and fire-rated doors). Final Deliverable: - The final deliverable must be an unlocked, cleanly organized Microsoft Excel spreadsheet. - The file must be completely unbranded (no estimating company logos or templates) so that I can easily send the raw line-item lists to multiple local lumber yards and specialty suppliers for blind competitive bidding. Freelancer Expectations: - Please clearly state the waste percentage factors you apply to your stud, sheathing, and siding calculations in your final spreadsheet. - If you find any plan conflicts or ambiguities while working, please message me directly to clarify rather than guessing or adding an arbitrary buffer. Please include a sample of a recent residential framing and siding takeoff you have completed in Excel with your proposal, along with your estimated turnaround time. This will be a single-milestone, fixed-price project.
