Summary

Project Overview: i’m a homeowner in Takoma Park, Maryland seeking an experienced architectural drafter to create permit-ready construction drawings for a residential project. the drawings will undergo a secondary review by a local Montgomery County architect before submission to the county’s DPS ePlans system, so accuracy and clean, revisable files are essential. Scope of Work: the project has four connected elements: 1. window-to-egress-door conversion — converting an existing 2nd story window opening in an exterior wall to a door-sized egress. i will provide existing and proposed dimensions. 2. narrow deck — a single-level walkway directly off the new door. i will provide dimensions and materials (it will be built with reused Trex). 3. railing, columns, and footers -- I want to use salvaged metal railing above and historic columns below the recycled plastic deck floor. The columns need to be embedded into concrete footers. i will provide photos and measurements but need your advice on how the footers should be, to structurally accommodate the columns and deck. 4. AC compressor soundproofing enclosure — the existing AC compressor sits directly below the new deck in a corner formed by two existing brick walls, approximately 6–12 inches from each wall, with roughly 17 inches of solid brick and masonry forming the underside of the porch next to it. drawings should show: • solid lower panel(s) on the open/porch-facing side of the enclosure • perimeter sealing detail where new deck framing meets existing brick (critical sound leak point) • mass loaded vinyl (MLV) or equivalent incorporated into the deck subfloor assembly • vibration isolation detail at the ledger or rim joist where deck framing contacts the brick • NOTE: top of compressor area must remain open/unobstructed for airflow — no roof over the unit What I Need Delivered: • site plan (showing deck and compressor location relative to house and property) • floor/plan view of deck • elevation drawings (at minimum front and side) • wall section showing the egress door opening and framing * footer and footing detail • compressor enclosure detail drawing (plan + section) • materials and notes schedule • all files delivered as PDF + editable DWG or similar Important Requirements: • drawings must conform to 2021 IRC and Montgomery County MD DPS permit submission formatting (sheet numbering, drawing names, page X of Y, etc.) • if you have prior experience with Montgomery County DPS ePlans submissions, please say so explicitly — it’s a strong plus • drawings do NOT need a PE or architect stamp (handled separately if needed) • must be open to (likely one set of) revisions based on feedback from my reviewing architect What I’ll Provide: • photos and measurements of existing exterior conditions, including compressor area • exact proposed dimensions for deck, door opening, railing, columns, and footers • existing brick wall dimensions and compressor unit specs/clearances • materials list (so far) Ideal Candidate: • experienced with US residential permit drawings, especially mid-Atlantic/Maryland jurisdictions • familiar with basic acoustic/soundproofing detailing (MLV, vibration isolation) — doesn’t need to be a specialist, just able to incorporate into construction drawings • proficient in AutoCAD or equivalent • communicates clearly and responds promptly • portfolio samples of permit drawing sets preferred Budget: open to proposals — please give me your flat fee for this scope, not hourly. Timeline: flexible but hoping to have a first draft within 2 weeks of project start.
