Project Overview: Seeking a licensed architectural/structural engineer for a fire-damage residential rebuild of a 2-story single-family home on an upslope lot with existing pool. Goal is to heavily revise an existing preliminary permit set to secure County Building & Safety approval. The project requires expertise in civil engineering, architectural design, and CAD or Revit to ensure a safe and functional rebuild. The ideal candidate will have experience in similar projects and be able to provide innovative solutions to challenges posed by the upslope lot. Deliverables: Two construction-ready and permit-ready, CA PE-stamped steel-frame plan sets: 1) Primary contemporary elevation, 2) "Option B" alternate front elevation. Core Scope: Architectural Redesign: Shift traditional design to contemporary elevation. Reduce & reconfigure footprint/floor plans (primarily 2nd floor) to fit approx. 8,800 sq ft lot & City setbacks. Target size is between 3500 and 4500 sq ft. Discretionary Entitlements: Prepare & file Modification of Development Standards application under Section twenty-two point three two zero. Drawings must integrate perimeter landscaping, enhanced 2nd-story setbacks, & roofline articulation on wall runs over 30 ft. Structural & MEP: Structural steel framing docs with PE stamp. Full electrical circuit schedule, gas line plan, plumbing rough-in, low-voltage/tech plan. Title 24 (2025) & CALGreen compliance. Requirements: Licensed architectural/structural engineer experienced with County codes. Provide portfolio including examples of hillside or fire-rebuilds if available. We are not looking to hire anyone on an hourly basis. Please provide a total price for the job if you are interested in accepting.
