Retrofit Legalize Triplex in Toronto BCIN Designer Required

Project Overview: I am seeking a BCIN-qualified designer (or architect) to prepare building permit drawings for the conversion of an existing detached bungalow into a legal triplex in Toronto (Scarborough). Current Status: Zoning Certificate for change of use (single-family to 3 units) has already been approved I have the drawings that were submitted for zoning approval I also have older architectural drawings from a previous rear extension The project involves retrofitting and legalizing existing conditions rather than designing from scratch Scope of Work: Review existing drawings and site conditions Prepare full building permit drawing package compliant with Ontario Building Code Address key requirements including: Fire separations between units Means of egress and exits Ceiling heights and spatial compliance HVAC / ventilation separation (if required) Sound transmission considerations (STC, if applicable) Coordinate with structural engineer if required (or advise) Assist with minor revisions requested by the City during permit review Property Details: Detached bungalow 3 self-contained units (2 basement, 1 main floor) Separate entrances/exits for each unit Located in Scarborough (Toronto) What I’m Looking For: BCIN-qualified designer with experience in: Toronto building permits Multi-unit residential conversions / triplex or basement apartments Familiarity with change-of-use and legalization projects Cost-effective and practical approach Deliverables: Complete permit-ready drawing set (PDF + CAD if available) Support during permit review (if revisions required) Timeline: Flexible, but ideally within 3–6 weeks Additional Notes: I have organized documentation and can provide all existing drawings and details to streamline the process.
