Project overview We are a BIM services studio. For a residential building rehabilitation project, we need an experienced Scan-to-BIM modeler to turn a point cloud (.e57) into an editable BIM model in ArchiCAD or Revit, from which our client will extract quantities for budgeting and construction control. The building consists of two towers, ground floor + 7 storeys each (8 levels per tower, 16 levels total). The point cloud was captured with a Leica scanner. This is a well-defined, self-contained job. If it goes well, there is potential for recurring work on similar rehabilitation projects. Scope of work Model only the building envelope (facades) and common areas (staircases) - these are the areas being refurbished. No dwelling interiors. • Exterior façades (street-facing and courtyard-facing). • Interior façades (light wells / party walls in view). • Common areas: stairwell cores (with steps/landings) and building entrances/lobbies. • Façade openings (doors and windows) with real dimensions and positions. • Relevant façade features: balconies, cornices, string courses, moldings. Approximate surfaces to model (measured from the point cloud): • Façades (exterior + interior): ~5,200 m² (larger façade ~825 m² ×4 + shorter façade ~475 m² ×4). • Common areas (stairwell + access wall surfaces): ~770 m². • Total surface to model: ~5,970 m². Level of detail: LOD 300. Geometry true to the point cloud, with correct element classification (walls, slabs, doors, windows, stairs) and wall composition by layers per construction type, so that quantities/measurements come out clean. What we provide • The registered point cloud in .e57 format (Leica BLK360). • Reference notes, coordinate/origin requirements, and a single point of contact for questions. Deliverables 1. Native ArchiCAD or Revit model of the envelope and common areas, LOD 300, organized by storeys and layers with the agreed composites for each element. 2. Short QA report with the average model-vs-cloud deviation and notes on any data gaps. Requirements • Proven experience in Scan-to-BIM with ArchiCAD or Revit (importing .e57 point clouds and modeling from them). • Ability to model accurately to the cloud (target average deviation ≤ 2 cm) at LOD 300. • Clean modeling discipline: correct tools/categories, consistent naming, layered wall types. • Good communication and reliable milestone delivery. Nice to have: experience with building rehabilitation/heritage, BIMcloud/Teamwork for parallel modeling. Your fixed-price quote for the full scope above, plus your estimated delivery time (in weeks). 3. Your QA process for checking model accuracy against the point cloud. 4. Your earliest start date and weekly availability. Contract & payment • Fixed-price, structured in milestones for both parties' protection. TBD. • One review round on the agreed scope is included; out-of-scope changes are quoted separately. Confidentiality This is a real client project. Selected candidates will be asked to sign a simple NDA. Please do not redistribute the point cloud or any project material.
