Senior Architect (Georgia Licensed) – Permit Review, AHJ Coordination & AOR Support

We are seeking an experienced Georgia-licensed Architect to assist with completing permit revisions for a mixed-use residential/commercial project currently under AHJ review in Thomasville, Georgia. The project has received Building and Fire review comments. We are looking for a senior architect who can take ownership of the architectural review process, coordinate revisions with the drafting team and consultants, and ultimately serve as the Architect of Record for permit resubmittal. This is not a production drafting position. The role requires strong code knowledge, technical judgment, and experience coordinating multidisciplinary permit responses. Responsibilities - Review Building and Fire Department plan review comments - Review the architectural drawing set for code compliance - Mark up drawings with clear direction for the drafting team - Prepare written responses to AHJ comments - Maintain and update the permit comment tracker - Coordinate revisions with: - Architectural drafting team - Structural engineer - MEP engineers - Elevator consultant (if required) - Review revised drawing sets for completeness and code compliance - Participate in coordination meetings with the project team and AHJ as needed - Prepare the final architectural drawing set for permit resubmittal - Provide architectural seal and signature for permit submission (Georgia license required) Project Information - Location: Thomasville, Georgia - Occupancy: Mixed-use (Business + Residential) - Construction Type: Type V-B - Existing permit review comments available - Architectural model and drawing set already developed - Approximately 2–3 review/resubmittal cycles anticipated Qualifications Required: - Active Georgia Architect license - Minimum 10 years of architectural experience - Extensive knowledge of IBC, IFC, accessibility, and life safety requirements - Strong experience serving as Architect of Record - Experience responding to AHJ comments - Experience reviewing and coordinating consultant drawings - Excellent written communication skills Preferred: - Multifamily and mixed-use experience - Experience with condominium projects - Experience using Revit - Experience coordinating sprinklered Type V construction Deliverables - Architectural review of all AHJ comments - Marked-up drawing sets for drafting revisions - Updated permit response tracker - Coordination with consultants through completion - Review of revised drawing sets - Final permit-ready architectural set - Georgia architectural seal for submission
