# Senior Construction Project Manager & Estimator (Bilingual English/Spanish) ## Overview We are looking for a highly organized, detail-oriented, and experienced Construction Project Manager & Estimator to oversee residential renovation and remodeling projects from start to finish. This is a long-term remote position for someone who can act as the central coordinator for our construction projects, managing timelines, contractors, budgets, materials, and project execution while maintaining clear communication with everyone involved. The ideal candidate must be fully bilingual in English and Spanish, as a large portion of our contractors and subcontractors speak Spanish, while clients, suppliers, and management may communicate in English. This person will essentially become the right hand of the owner for construction operations. --- ## Responsibilities ### Project Management - Create and manage project schedules and timelines. - Coordinate contractors, subcontractors, suppliers, inspectors, and vendors. - Ensure projects stay on schedule and within budget. - Identify potential delays and solve problems before they impact the project. - Track project progress and provide regular updates. - Organize inspections, deliveries, permits, and contractor schedules. - Maintain all project documentation. - Manage multiple renovation projects simultaneously. ### Contractor Coordination - Communicate directly with contractors and subcontractors in both English and Spanish. - Schedule trades and coordinate project sequencing. - Follow up on deadlines and completion dates. - Resolve field issues and communicate solutions. - Ensure contractors understand project scopes and expectations. - Verify work completion and quality standards. ### Estimating & Cost Analysis One of the most important responsibilities of this role is accurate estimating. If we provide: - Property photos - Videos - Floor plans - Sketches - Measurements - Scope of work You should be able to prepare detailed renovation budgets including: - Material costs - Labor costs - Permit costs - Equipment costs - Subcontractor costs - Contingency budgets - Total project budgets - Cost per square foot - Project timelines You should be comfortable estimating: - Demolition - Framing - Drywall - Flooring - Painting - Electrical - Plumbing - HVAC - Roofing - Siding - Kitchens - Bathrooms - Windows and doors - Finish carpentry - General remodeling ### Material Takeoffs & Procurement - Review floor plans and construction drawings. - Perform material takeoffs. - Calculate quantities required for each project. - Create detailed material lists. - Request supplier pricing. - Compare supplier quotes. - Coordinate material ordering and deliveries. - Track actual material costs against budgets. ### Spreadsheet & Systems Development We are looking for someone who can build systems, not just manage projects. The ideal candidate should be capable of creating or improving Excel and Google Sheets tools that can: - Estimate renovation costs automatically. - Calculate material quantities. - Generate labor budgets. - Calculate project profitability. - Compare estimated vs. actual costs. - Track project timelines. - Generate reports and dashboards. For example, if we provide floor plans and room dimensions, you should be able to develop spreadsheets that calculate renovation budgets based on square footage, room counts, finish levels, and scope of work. --- ## Required Skills ### Must Have - Residential construction experience. - Remodeling and renovation experience. - Project management experience. - Construction estimating experience. - Material takeoff experience. - Ability to read blueprints and construction drawings. - Strong Excel and Google Sheets skills. - Strong organizational skills. - Strong communication skills. - Ability to manage multiple projects simultaneously. ### Language Requirements Fluent English and Spanish are required.
