Spanish/Canarian Lawyer for Deposit (Fianza) Dispute

Summary

Seeking a Spanish/Canarian lawyer to assist with a dispute involving a Tenerife estate agency. I am vacating a property I rented for a few years through them. However, the agency is making unreasonable deductions, and legal expertise is needed to resolve the issue. The ideal candidate will have experience in property or contract law and be fluent in Spanish and able to speak English, and familiar with property law and tenants' rights in Spain. BACKGROUND OF THE CASE AND DISPUTE: The deposit is only €650 and the amount the estate agency are additionally asking for is around €550 in damages to cover new toilet and taps (even though they are working and in reasonable condition), painting for walls, and also new sofa covers. I think these deductions are unreasonable and some 'damage' is fair wear and tear. The landlord (property owner) appears not to have registered the deposit with ICAVI (Instituto Canario de la Vivienda) which may open them up to liability and penalties from the government. I did not receive any documentation or certificate that the deposit was appropriately registered and protected, which I believe is required under Spanish law for the deposit (fianza). Additionally, I previously had personal belongings damaged due to faulty electrics in the property. While the landlord (property owner) previously paid some goodwill payment because of this, this did not cover the whole amount. I would like my lawyer to send a strongly worded letter to the estate agency to inform them that their deductions are unreasonable and unlawful, and to remind them that they did not fulfil their legal obligation to provide me with a deposit certificate. I do not want to spend a huge amount on lawyers because it would not be economical for the amounts involved. I have a small legal budget however. Ideally, a good outcome would be a partial refund of the €650 deposit. I can provide a copy of the contract and correspondence and photos/videos on request.
