# Stage 1 Floor Plan Concept Only — Blackheath NSW I need an experienced draftsperson/building designer to prepare a **Stage 1 floor plan concept only** for a proposed house at 18 Bridges Street, Blackheath NSW Australia. This is not a full DA package yet. I only want to get the floor plan layout right first. Once the house plan is settled, we can then negotiate a separate price for **Stage 2**, which would include elevations, sections, roof form and DA-ready documentation. I will provide sketches, site/planning notes, orientation, contract information and reference plans from the neighbouring dwelling, which has recently been completed and received an Occupation Certificate. ## Project summary The project is for a principal dwelling with an attached granny flat / secondary dwelling, designed as one integrated building under a connected roof form. The site is in Blackheath NSW and is subject to Blue Mountains planning controls, heritage conservation requirements and stormwater detention/water quality requirements. At this stage, I only need the floor plan concept resolved. ## Floor plan requirements Please draw the plan with: * Street / entry at bottom of page * Rear of block at top * North on the right-hand side * South on the left-hand side Preferred layout: * Double garage to front left / southern side * Central shared foyer/hall between garage and granny flat * Attached granny flat / secondary dwelling to front right / northern side * Foyer to work like a small shared lobby with separate lockable entries to the main dwelling and granny flat * Two bedrooms, bathroom and laundry behind the garage/granny flat zone * Step down after this area into the main living/kitchen/dining zone * Approximate split level of around 1 metre, subject to survey * Open-plan kitchen, dining and living to the rear * Main bedroom to rear left / south-west, ideally with access to verandah if practical * Rear verandah approximately 2 metres deep * Verandah may wrap around the northern side to create a sunny sitting area * North-facing windows prioritised for sun and light ## Stage 1 deliverables For this stage I need: * One clean floor plan concept * Basic room labels * Indicative room sizes * Rough overall dimensions * Open to revision rounds * Final PDF I do not need elevations, roof design, renders or full DA drawings at this stage. I only want to resolve the floor plan first. ## Possible Stage 2 If the Stage 1 floor plan works well, I would then like to negotiate a separate price for Stage 2. Stage 2 may include: * Elevations * Sections showing the split level and roofline * Roof plan * Site plan * Area schedule / GFA check * Materials notes * Heritage-sensitive external design response * Basic shadow/solar considerations if required * Coordination notes for stormwater detention, BASIX, survey and heritage consultant input * DA-ready drawing package suitable for Blue Mountains City Council review Stage 2 will be priced separately once the floor plan is agreed.
