Job Title:** CAD Drafter / Architect – Fire & Life Safety Plan Revisions (IBC 2021 / NFPA 101) --- **Project Overview:** We have received a Cycle 1 Resubmittal Checklist from the building official for a project in Prince George's County, Maryland. We need an experienced CAD drafter or architect to revise our existing plan set to achieve a 100% pass on Cycle 2. **Provided Materials:** - Complete PDF plan set - Local jurisdiction-specific 4‑page comment sheet - Existing Basement Plan - Second Floor Plan - Exterior Courtyard Plan --- **High-Level Scope (Summary of Deliverables):** 1. Add missing drawings (consolidated whole 1st-floor, full basement, full 2nd-floor). 2. Overhaul the life safety/egress plan onto a single sheet with accurate distances. 3. Create a Door Hardware Schedule and Interior Finish Schedule. 4. Add details for stair shaft separation, tenant separation, and hazardous materials protection. 5. Add all missing code notes (occupant load, exit discharge, fire alarm, emergency planning, etc.). 6. Verify and apply the Maryland PE/Architect stamp with the correct expiration date. --- **FULL DETAILED ACTION LIST FOR THE CAD DRAFTER** *(You must complete every item below to pass Cycle 2.)* --- **SHEET 1: COVER PAGE / TITLE PAGE** - **Action 1:** On the cover page, list EVERY building code we are using. Reference the current adopted codes for the local Maryland jurisdiction. You must include the county-specific code subtitles. - **Action 2:** Get a Maryland Professional Engineer or Architect to sign and stamp ALL of our drawings and documents. They must also add their license expiration date and a professional statement. (This is required per state regulations). - **Action 3:** On the cover page, add the building height and the total square footage of the area we are working on. - **Action 4:** On the cover page, clearly state if the building has a fire alarm system. (Note: Per code, we need a manual fire alarm that can warn people inside). --- **FLOOR PLANS** - **Action 5:** We only showed Part A and Part B of the first floor. We need to show ALL of the first floor. If our tenant uses the whole floor, then draw the whole floor. - **Action 6:** On the floor plan, clearly mark which parts are inside the building and which parts are outside. --- **COUNTING PEOPLE (OCCUPANT LOAD)** - **Action 7:** We need to calculate how many people can be in the building. Use the strictest rule from the applicable building and life safety codes. - **Action 8:** Provide a list of the children's ages. - **Action 9:** Figure out how many staff members we need to watch the children (per code). Add the staff number to the occupant load count. --- **WALL, CEILING, AND FLOOR FINISHES** - **Action 10:** On the drawings, add a schedule that lists what material we are using for the walls, ceilings, and floors. We have to prove they follow the fire-rating requirements. - **Action 11:** Add a note that says: *"Any decorative materials that can burn must follow the applicable fire code section."* --- **LIFE SAFETY / EXIT PLAN (VERY IMPORTANT!)** - **Action 12:** Create a single, separate drawing just for life safety and exits. If the floor is big, change the scale so we can see everything clearly on one sheet. Make sure all notes and dimensions are easy to read. - **Action 13:** On this drawing, show the travel distance from the farthest corner of the room to the exit doors. Show these measurements in feet. Also show the "common path" travel distance. - **Action 14:** Add all the furniture to this life safety drawing so we can see how people walk around it to get out. - **Action 15:** Check if any doors block the exit stairs. If they do, move them. - **Action 16:** Show how many exits we have and where they are. - **Action 17:** **Important:** People on the 2nd floor and basement CANNOT walk through the 1st floor tenant space to get outside. They must have their own independent exits that go straight outside. - **Action 18:** Show how people get outside. Do the exit doors open directly to the outside? If not, fix this. --- **OTHER BUSINESSES IN THE BUILDING** - **Action 19:** Tell us what type of businesses are next to us and above/below us. - **Action 20:** On the drawing, show the fire-rating (like 1-hour or 2-hour) for the walls, floors, and ceilings that separate us from those other businesses. - **Action 21:** The stairs connect the basement, first, and second floors. We need to show exactly how these stairs are separated from each tenant's space so they don't mix. Add a close-up detail showing how this separation works. --- **DOORS AND LOCKS** - **Action 22:** Create a "Door Hardware Schedule" that lists every single door in our space. - **Action 23:** If a door has glass in it, make sure it is tempered glass (safety glass) and has the manufacturer's stamp on it. Add a note about this. - **Action 24:** Label every door on the plan. - **Action 25:** All exit doors must swing outward (in the direction people are walking to get out). Add a note saying they are compliant. - **Action 26:** If a door needs a fire-rating, show that rating on the schedule. - **Action 27:** Add a note that says: *"Panic hardware will be installed on all exit doors."* - **Action 28:** For bathroom doors, add a note saying: *"These locks can be opened from the outside by staff in an emergency."* --- **STAIRS AND RAMPS** - **Action 29:** Draw a detail for each stair and ramp. Label all of them clearly. - **Action 30:** Show the fire-rating for the walls around the stair shafts. - **Action 31:** Show how the stairs are protected from snow/ice using ONE of these three options: a roof overhang or canopy, heated floor slabs, or a written snow removal plan. --- **FIRE SAFETY ITEMS** - **Action 32:** On the drawing, tell us what type of fire extinguisher we are using and how big it is. - **Action 33:** On the "Reflected Ceiling Plan" (RCP), show exactly where we will put: exit signs, directional arrows pointing to exits, and emergency lights (that turn on when power goes out). --- **STORAGE AREAS** - **Action 34:** For the storage room, add a note that says what we will store there and how much of it we will have. - **Action 35:** Add a note that says: *"No hazardous materials will be stored here"* (or if we are storing them, we must follow the strict quantity limits). --- **RADIO COVERAGE FOR FIRST RESPONDERS** - **Action 36:** Add a note on the drawings that says: *"The owner will coordinate with the local public safety communications division to verify radio coverage. They will file a separate permit for this system if needed."* --- **EMERGENCY PLAN** - **Action 37:** Give us a written copy of the "Emergency Action Plan" so we can give it to the county. - **Action 38:** Add a note saying: *"The boiler/furnace/combustible storage areas are protected per code"* so we don't get a comment about it. --- **FINAL STEP BEFORE SUBMITTING** - **Action 39:** The fire sprinklers and fire alarm system are separate permits. Add a note that says: *"Sprinkler and fire alarm modifications will be submitted under a separate permit."* - **Action 40:** For EVERY item we fixed, draw a cloud (a squiggly circle) around the change so the reviewer can find it quickly. - **Action 41:** When you are done, I need to write a response letter to the reviewer. In the letter, I will list each change we made. Please give me a list of what you changed so I can write the letter. --- **Required Experience:** - Deep familiarity with the latest editions of the IBC and NFPA 101. - Working knowledge of the local Maryland county amendments. - Experience with Private School permitting is a huge plus – we are reclassifying the use from Daycare to Private School, so you must understand the applicable code implications for the change in occupancy classification. **Timeline & Availability:** - Start: Immediate - Preferred completion: Within 24 hours of award (we are on a very tight resubmittal deadline) --- **How to Apply:** Please share your relevant experience with IBC/NFPA code compliance, specifically in Maryland jurisdictions. Include examples of similar life-safety plan revisions you have completed. In your proposal, briefly confirm that you can meet the 24-hour turnaround and that you have reviewed the full action list above. Do not include any personal contact details in your proposal, per platform rules. ---
