Utility Coordinator

We are seeking a highly organized and detail-oriented Utility Coordinator to manage utility transfers and account updates across a growing portfolio of Section 8 residential properties. This role is responsible for coordinating utility services as properties are bought and sold, as well as managing utility changes during tenant move-ins and move-outs. The position requires frequent communication with utility providers, tenants and property management staff. The ideal candidate is proactive, persistent with follow-up, comfortable handling a high volume of moving pieces, and able to maintain accurate records across more than 200 properties. Responsibilities - Coordinate utility service transfers for property acquisitions and sales - Set up, transfer, and disconnect utility accounts during tenant move-ins and move-outs - Communicate with multiple utility companies via phone and online portals - Maintain accurate records of utility account information and service dates - Track deadlines and follow up on incomplete requests - Coordinate with tenants regarding utility responsibilities and account changes - Communicate updates and issues with the internal admin and operations teams - Monitor outstanding utility issues and ensure timely resolution - Identify and prevent service interruptions or billing errors - Manage a high volume of properties while maintaining strong attention to detail Qualifications - Fluent in English with strong verbal and written communication skills - Strong organizational and multitasking skills - Excellent attention to detail - Comfortable making frequent outbound phone calls - Ability to follow processes consistently and accurately - Ability to manage follow-up tasks independently - Proficiency with spreadsheets, email, and property management software - Experience working in property management, utilities coordination, customer service, or administrative operations preferred - Previous utility coordination experience is a strong plus - Experience with Section 8 or affordable housing operations is a plus - Must be reliable, responsive, and able to communicate promptly regarding ongoing tasks and issues Ideal Candidate You are someone who: - Enjoys organizing systems and keeping details accurate - Follows through consistently without needing constant supervision - Responds quickly and communicates proactively - Communicates clearly and professionally - Can handle repetitive operational tasks efficiently - Stays calm while managing multiple deadlines and requests
