WordPress Web Designer/Developer — Institutional Real Estate / Land Development Site

Allied Properties is a residential land development firm operating across Northeastern North Carolina and Hampton Roads, Virginia. We acquire, entitle, and develop residential land and deliver finished communities to national and regional homebuilders. We need a website that reflects the seriousness of the firm — something national builders, lenders, and capital partners take seriously. THE PROJECT Design and build a professional, institutional marketing website plus a set of simple, access-controlled portals. This is Phase 1: a credibility-first public site and basic gated portal areas. It must be fully self-contained (see "Important Boundary" below). We will provide a complete homepage design mockup that defines the exact look, palette, typography, and tone. Your job is to build the full site to that standard and extend the design system to the remaining pages. SCOPE — PHASE 1 Public marketing site (~6–8 pages): Home (built to the provided mockup); The Firm / About + Leadership; Capabilities; Communities / Portfolio (project grid + an individual project template); Partners; a Landowner "Sell us your land" page with a submission form (name, contact, parcel info, file/photo upload) that emails us the lead; and Contact. Portals (Phase 1 = simple, no live data): login-protected areas for Builder, Investor, and Partner access (a membership/role plugin is fine). Each hosts documents, lists, and PDFs we update manually for now, with a clean on-brand login. IMPORTANT BOUNDARY (please read) This build must NOT depend on any other developer or external API integration. Build it as a fully self-contained WordPress site. Live data feeds are a separate later phase handled by our own team — do not scope, wait on, or build for that now. Portals in Phase 1 are manually maintained gated areas, not live dashboards. DESIGN DIRECTION We will provide the homepage mockup — match it precisely and extend the same design system site-wide. Aesthetic: institutional, restrained, confident; real photography-forward (we supply aerial/site imagery); strong typographic hierarchy; no generic homebuilder/template look. Must be fully responsive, accessible, fast. DELIVERABLES Fully built, responsive WordPress site on our hosting; all pages content-editable by a non-technical admin; a working landowner lead form (email notification) plus the three gated portal areas; basic on-page SEO, favicon, and a short handoff doc/Loom on editing content; source files and admin access. OUT OF SCOPE Live data integration, CRM/Procore/SharePoint feeds, custom backend APIs — handled separately by our own team in a later phase.
