Architectural Designer / Drafter for Air Dome Site Plans & Elevations – Darwin Planning Application

We are Urban, successfully operating premium padel and multi-sport facilities in Jakarta, Indonesia, and now expanding our brand to Darwin, Australia. We are developing a high-quality air-conditioned inflatable dome (air dome) sports facility on the former Top End Multi Sports site in Coconut Grove (old DTC site). We require a professional set of architectural drawings and supporting details to support a Development Application / planning submission with the Darwin City Council (and Defence approval where relevant). The structure is approximately 35m x 70m X 2 with a peak height of ~15m Scope of Work: - Full Site Plan & Layouts: - Boundary setbacks, siting of the inflatable dome structure. - Internal arrangement of courts/fields (padel, pickleball, football/multi-use). - Retention of existing structures (e.g., bathrooms/offices building). - Car parking (current ~48 spaces – show adequacy or enhancements). - Landscaping (maximising within setbacks to support height variation argument). - Elevations: Clear external elevations showing the dome profile, integration with site, and any visible elements. - Additional Supporting Information (to address planner queries): - Confirmation of proposed installation timeframe / operational life (e.g., 10 years, noting it is relocatable). - Cyclone coding / rating details from the manufacturer. - Location and operation of air pumps / compressors: operating details, noise levels, proposed buffers / noise baffles / mitigation measures. Deliverables should be provided in standard formats suitable for planning submission (PDF + editable CAD/DWG files preferred). Work must be accurate, professional, and compliant with typical Australian planning drawing standards (we can provide site survey/base plans, manufacturer specs, and zoning info). Requirements for Freelancer: - Experience with site plans, layouts, and elevations for planning approvals (sports/recreational facilities ideal). - Familiarity with Australian (NT/Darwin) planning requirements is a strong plus. - Ability to incorporate manufacturer data and produce clear, persuasive visuals. - Good English communication and timely delivery. - Portfolio of similar site/land use planning drawings. Project Timeline: We need an initial concept/layout within ~1 week of starting, with full deliverables shortly after feedback. Total project should be completed efficiently within 3-4 weeks. Milestone 1 (20% of total): Upon delivery and approval of Initial Concept Site Layout (basic plans showing dome siting, courts, parking, setbacks). Activation: Client review and written approval of concepts. Milestone 2 (40% of total): Delivery of Full Draft Set – complete site plans, internal layouts, elevations, and initial supporting notes on timeframe, cyclone rating, and mechanicals (pumps/compressors). Activation: Client review and feedback round 1. Milestone 3 (35% of total): Final Revised Drawings & Package incorporating feedback, ready for planning submission (PDFs + CAD). Activation: Final approval by client. Optional Bonus Milestone (5-10%): Minor revisions post-submission or additional details if required by planners.
