Job Description: I need construction and structural drawings prepared for a detached pool pavilion / pool house in El Paso, Texas. The structure is conceptually simple, but I need someone who can properly size the framing, beams, roof structure, and foundation so the drawings can be used for permitting, pricing, and construction. The exterior footprint is approximately 288 inches by 240 inches, or 24 ft by 20 ft. The building will have a pitched roof, approximately 5:12 pitch, with an uneven roof slope where the front roof plane is longer than the rear roof plane. The roof peak will be approximately 14 to 15 ft, matching the existing house height. The roof will be asphalt shingles. Exterior finish will likely be a mix of brick veneer and siding. The front wall will have a large glass door opening, approximately 16 ft wide, so I need the front header / beam properly sized for that opening. I also need the roof structure designed around three main beams: Ridge beam, approximately 18 ft Intermediate / middle roof support beam along the longer roof plane Front opening beam over the 16 ft glass door opening Construction may be 2x6, 2x8, LVL, or engineered lumber, depending on what makes the most sense structurally and economically. The roof will support three evacuated tube solar pool heaters, each approximately 96 inches wide by 80 inches high. There should be little to no snow load for this location, but wind, dead load, roof load, equipment load, and local code requirements still need to be considered. The project is in El Paso, Texas. For the foundation, I am open to either: Slab on grade, or Non-monolithic slab with posts on footings I want the simpler and more cost-effective option, assuming it makes structural sense and can pass local requirements. I can provide the concept image / sketch and dimensions. I need the person hired to turn this into usable drawings with structural sizing and details. Deliverables Needed: Construction drawings for the pavilion Foundation plan Framing plan Roof framing plan Beam sizing and specifications Header sizing for 16 ft glass door opening Ridge beam sizing Intermediate roof beam sizing Connection details Basic elevations Notes suitable for permitting / contractor pricing PDF drawings, and preferably CAD or editable files as well Ideal Candidate: Structural engineer, architect, designer, or drafter with structural experience Experience with residential wood framing Experience with LVL / engineered lumber sizing Familiarity with Texas or Southwest building practices preferred Able to produce clean drawings that a contractor can actually use Bonus if you understand exterior glass door openings, large headers, and roof beam layouts Important: I do not need a pretty rendering. I already have the concept. I need someone who can produce practical drawings and correctly size the structure so this thing does not become an expensive yard ornament with shingles. Please include examples of similar residential framing, pavilion, patio cover, pool house, or small structure drawings you have completed. Also please let me know whether you can provide engineering calculations or sealed drawings for Texas, or whether your work would be design/drafting only. Budget: Open to fixed price or hourly.
