Need Engineer scaled site plan for P&Z submission

Freelance Architect / Drafter Needed: Assisted Living Facility Permit Plan Set Location: Randallstown, MD (Baltimore County) Project Type: Existing residential structure conversion to Assisted Living Facility (ALF Class I, 4 beds) Project Address: 9928 Hoyt Circle, Randallstown, MD 21133 Project Overview We need a licensed architect or experienced drafter to finalize a permit-ready site plan and floor plan set for an existing single-family residence being converted to a small Assisted Living Facility (max 4 beds). Baltimore County Zoning and permit checklist requirements apply. A CAD-trace draft of the floor plans already exists and can be provided as a starting point; the site plan still needs to be completed by an engineer or qualified drafter. Scope of Work 1. Engineered Scaled Site Plan including: • Lot size and dimensions (10,626 sq. ft.) • Building footprint with square footage • Parking layout, dimensioned (2 spaces at 8.5’ x 18’) • Open space calculation (10% minimum, 1,063+ sq. ft.) • North arrow and engineer’s scale • Property lines, setbacks, street name and vicinity map • Required notation blocks (proximity, sprinkler, building age/modification, signage compliance) 2. Finalized Floor Plans (Level 1 and Basement) including: • Reconciled room dimensions and square footage • Egress path arrows from all sleeping rooms to exits • Door schedule (clear widths, hardware) for 8 doors • Fire extinguisher and exit sign symbol placement • Life-safety legend • Title block with project data 3. Building Elevation Drawings (or documentation supporting a waiver request per Note 5.A) Deliverables • 3 signed/sealed copies (physical and digital) of the site plan • 3 copies of finalized floor plans • Files in both editable CAD format and PDF Requirements • Licensed architect, engineer, or experienced permit drafter • Familiarity with Baltimore County Zoning Regulations (BCZR), particularly Section 432A (ALF use permits) • Experience with residential-to-ALF or group home conversions preferred • Ability to stamp/seal site plan drawings, or coordinate with a licensed engineer who can Timeline Final draft needed within [insert desired timeframe].
