Massachusetts / Somerville HERS Rater Needed for Residential Permit Energy Code Report We are a small general contracting company working on residential renovation and construction projects in Somerville, Massachusetts. We are looking for a qualified HERS rater or residential energy code consultant to help prepare permit-ready energy code documentation for projects subject to the Massachusetts Stretch / Specialized Energy Code. Scope of work may include: Review architectural plans, scope of work, insulation details, window/door specs, HVAC specs, water heater specs, and ventilation assumptions Determine the applicable Massachusetts energy code path for the project, including whether the project is treated as new construction, addition, alteration, ADU, change of use, or multifamily/commercial pathway Prepare a preliminary/projected HERS rating or other permit-ready energy code report suitable for Somerville ISD review Identify any design changes needed to meet the required HERS score or code pathway before permit submission Provide a clear list of required insulation, window, HVAC, ventilation, and air-sealing assumptions used in the model Coordinate or advise on required field inspections, blower door testing, duct leakage testing, and final HERS documentation Help us understand what must be submitted at permit stage versus final inspection / certificate of occupancy stage Ideal qualifications: RESNET-certified HERS Rater strongly preferred Experience with Massachusetts residential Stretch Code and Specialized Energy Code Experience with Somerville, Cambridge, Boston, Brookline, or other Greater Boston municipalities preferred Familiarity with Mass Save new construction and renovations/additions programs is a plus Ability to produce documentation that can be uploaded directly into a municipal permit portal Responsive and practical; we are looking for someone who can help us avoid permitting delays and catch issues before construction Please include in your response: Confirmation of whether you are a RESNET-certified HERS Rater or working under a certified HERS provider Examples of similar Massachusetts projects you have supported Whether you can provide both preliminary and final HERS documentation Whether you perform or coordinate blower door and duct leakage testing Typical turnaround time for a preliminary permit-stage report Your fee structure for a typical small residential renovation, ADU, or addition project We are looking for someone we can use repeatedly across multiple Greater Boston residential projects.
