Interior Designer Seeking Ongoing CAD Partner: Plans, Elevations, Lighting

I'm a Bay Area based residential interior designer (Lost and Found) seeking an ongoing CAD partner to support my project drawings. About the work I work on high-end residential projects and need clean, presentation-ready CAD drawings to support my design work, client presentations, and contractor coordination. The first project is a luxury apartment in the Bay Area (eight rooms plus an outdoor balcony), with additional projects in the pipeline. I'd love to build a long-term working relationship. Scope of work for the first project (Springline) Floor plans for each of eight rooms (Living Room, Dining Room, Primary Bedroom, Primary Bathroom, two kids' rooms, Kids' Bathroom, Hallway Nook), plus an outdoor balcony. Each plan to show furniture placement at scale, rug footprints, lighting positions on the floor, and room dimensions. Note: the Living Room and Dining Room share one open floor plan but should be designed as two distinct functional zones. Elevation drawings for selected walls, with priority on: Hallway Nook wall featuring hand-painted de Gournay wallpaper. Requires precise dimensions and detail mapping for the de Gournay studio to plan the painted panels. Two additional walls in rooms with patterned wallpaper (Phillip Jeffries grasscloth and Farrow & Ball Broad Stripe) where panel layout matters. Living Room walls showing furniture placement and paint specifications. Primary Bedroom showing furniture, wallpaper boundaries, and window treatments (Note: revised draft will be done after the early July meeting). Lighting plans, simplified format only. Floor-plan markup showing position of pendants, chandeliers, and recessed cans per room, plus basic switching notes (which switch controls what). No elevation work needed for lighting because fixtures are limited to ceiling-mounted (no wall sconces requiring mounting-height callouts). Paired with a simple fixture schedule listing each item with vendor and spec. Material and finish schedules tied to plan locations (floor, wall, ceiling, trim per room). What I’m looking for Designer or architect comfortable working in AutoCAD, SketchUp, or Revit (whatever your preferred tool, I'm flexible). Clean, presentation-ready output. The drawings will be shared with clients, contractors, and renderers. Experience with high-end residential projects preferred. Familiarity with brands like Pierre Frey, Phillip Jeffries, and de Gournay is a plus but not required. Comfortable working from my marked-up photos and dimensional sketches rather than only from architect-supplied plans. I have detailed site notes I can hand off as inputs. Practical notes on the work For outlets and switches, I'll spec standard heights (outlets 15 inches, switches 48 inches from floor) unless I call out a specific position. Focus elevation accuracy on ceiling fixtures, art placement, wallpaper boundaries, and architectural built-ins. I work primarily from photos and field measurements when architectural plans do not exist (this is one such apartment). Comfort drawing from photos and notes is important. I'll provide a written scope per drawing with reference images, dimensions, and design intent. To apply, please share Three to five samples of your past work, especially residential floor plans, elevations, and lighting plans. Your rate (per drawing, per project, or per hour, whatever you prefer). Your typical turnaround for floor plans, elevations, and lighting plans. Any reference designers, architects, or studios you've worked with. Your preferred file delivery format (PDF, AutoCAD, SketchUp, Revit). Project timing I have a client meeting scheduled for July 3, 4, or 5. To meet that timeline, I need the first round of drawings completed within one week of hiring. I'm willing to pay above standard rates for the speed. A note on the first deliverable I'm starting our working relationship with one paid deliverable (the outdoor balcony drawing) as a working-fit check. This is paid work at your standard rate, not spec work. You'll be compensated for the deliverable regardless of whether we continue together. If the first deliverable is strong (clean output, good communication, on-time turnaround), we'll move forward with the full Round 1 scope due by end of June and an ongoing partnership across additional projects in my pipeline. If we're not the right fit for either of us, you're still paid for the work you completed. This approach protects both of us: you're paid for real work, I get to evaluate fit on a small scope before committing to the full project. Round 1 (week 1 from hire, ideal completion by June 27th): All deliverables needed for the July 3 to 5 client meeting. Includes all eight floor plans plus the outdoor balcony with furniture placement and lighting markup, priority elevations for Living Room, Hallway Nook (de Gournay wall), and Primary Bedroom, and initial material schedules for those three rooms. Note that the Living Room and Dining Room share one open floor plan but should be designed as two distinct functional zones Round 2 (ideal completion by June 30th): Remaining elevations for other rooms. Final material schedules across all spaces. Any revisions from round 1. Round 3 (post-meeting, week of July 6) 2nd drafts of Primary Bedroom I'm targeting a long-term ongoing partnership across additional Bay Area residential projects in my pipeline. The right freelancer becomes my CAD partner going forward. Future projects will have longer lead times. Looking forward to hearing from you.
