INTERIOR + EXTERIOR DESIGN — PRIVATE VILLA, DOHA (MINIMALIST MODERN) OVERVIEW We're looking for an exceptional interior designer / architect to take on the complete design of a large private villa in Doha, Qatar — interior and exterior, across four levels. This is a substantial, multi-month engagement with a clear creative direction, a complete existing architectural set to build on, and a phased, milestone-based structure. If you combine genuine architectural detailing ability with high-end photorealistic rendering and a restrained, modern eye, this is a project you can make a signature piece. THE VILLA - A large single-family villa in Doha, Qatar. - Corner plot of ~970 m2, on a 16 m road with a side lane. - Configuration: Basement + Ground + First + Penthouse — roughly ~2,000 m2 of built-up area across four levels, with generous ~5 m floor-to-floor heights on the main levels (tall, grand volumes). - Basement: an indoor garage with six car bays, an entry ramp, a driver's room and service areas — to be designed as a luxury car gallery. - Ground floor: grand majlis & dining (~105 m2), a main hall, a second hall, kitchen, lobby, guest WC, and a covered drop-off. - First floor: a master suite (bedroom + private sitting + en-suite + dressing room), plus around three further en-suite bedrooms, a family hall and a pantry. - Penthouse: around two en-suite bedrooms, a hall, and a large (~260 m2) roof terrace. - Around six bedrooms in total, each with its own bathroom and dressing room. - Architectural features include a triple-height feature window, arched windows, and a grand curved staircase with a lift serving every floor. - A complete architectural set already exists — plans, elevations, sections, and door/window schedules — so there is NO base-architectural work. You'll design the interiors and the facade treatment on top of the existing set, and produce the detail drawings and renders. DESIGN DIRECTION - Minimalist modern throughout — clean, restrained, and warm. Quiet luxury, not ornate. - A disciplined, limited material palette, with texture and craftsmanship doing the work. - Lighting is fully integrated and hidden — no visible fixtures. Warm 2700K throughout, using cove, coffer and recessed strategies. Lighting design is a core part of this brief, not an afterthought. - The basement is the one statement-luxury space: a refined car gallery. - The exterior facade is modernized to match the interior — the existing elevations cleaned and simplified at finish level (structure and openings are existing), with integrated facade lighting and a modern entrance/arrival. - This is a defined direction we will provide and develop together. We want someone who can execute and elevate it — not impose a different signature style. WHAT YOU'LL DELIVER (per area) - Space plans and furniture layouts - Reflected ceiling and lighting plans — fixture positions and types, lighting points and quantities, 2700K spec, cove/coffer details, switching/scene zones - Electrical design intent: for each room, a power layout showing WHERE and HOW MANY power sockets, switches, data and TV points are required, positioned around the furniture and how the space is used. You guide the positions and quantities; a local MEP engineer then engineers the circuits to code. - AC integration: positioning of diffusers, returns and grilles (ideally concealed/linear) so they sit cleanly within the ceiling design. - Joinery, built-in and construction detail drawings — buildable and fully dimensioned - Material and finish specifications, and FF&E schedules - Exterior facade design with detail drawings (cladding/render junctions, reveals, copings) - 2-3 photorealistic renders per key area, plus dusk/exterior shots - A final full-villa walkthrough video and a consolidated render package - Native source files delivered to us (CAD .dwg, the 3D scene, full-res renders) SCOPE — LIGHTING, POWER & AC Included (your design intent): reflected ceiling and lighting plans; a power / socket / switch / data / TV layout for every room showing positions AND quantities; and the positioning and ceiling integration of AC diffusers and returns. We expect you to advise us proactively on how many power points and where they should go in each room. Not included (separate, locally-licensed MEP scope): electrical engineering (circuit/load design, distribution boards, cabling, Kahramaa coordination), HVAC engineering (cooling loads, duct/equipment sizing, ventilation) and plumbing. Your layouts and quantities will be issued to a local MEP engineer to engineer to QCS, and you'll coordinate your reflected ceiling plans with the MEP layouts so concealed lighting and AC integrate cleanly. HOW WE'LL WORK — MILESTONES (in build order) 1. Paid pilot — the ramp + basement garage entrance: a plan, an elevation/ section, a lighting + power layout, a material selection, and one photorealistic render. A small paid test so we can see how we work together before the full engagement. 2. Exterior + ramp — modernize all four elevations, the entry ramp, and the drop-off / arrival; facade detail drawings and exterior renders. 3. Basement — the luxury car gallery interior, plus driver and service areas. 4. Ground floor — majlis & dining, main hall, halls, kitchen, lobby, guest WC. 5. First floor — master suite, bedrooms, family hall, pantry. 6. Penthouse — bedrooms and roof terrace. 7. Final — full-villa walkthrough video and consolidated renders. Payment is released in small, frequent milestones — typically one room or area at a time — so you're paid regularly throughout the project, not in large lumps. Each phase is a fixed price, agreed and funded before it begins, and area details are shared progressively as each phase opens. This keeps momentum high and risk low for both sides. BUDGET This is a funded, multi-month engagement. The overall budget for the full interior + exterior program is in the range of US$25,000-40,000, released across the milestones above as fixed-price increments agreed before each one. The pilot is a small separate paid milestone. WHAT WE EXPECT FROM YOU - A strong minimalist-modern residential portfolio. - Real construction and detailing ability — buildable joinery and detail drawings, not renders alone (AutoCAD/Revit or equivalent). This is essential: we need a detailer, not only a decorator or visualizer. - The ability to plan a room's electrical layout — lighting points, power sockets, switches, data/TV — and advise us on positions and quantities. - High-quality photorealistic rendering (3ds Max / Corona / V-Ray, SketchUp / Lumion, or similar). - Comfort working to a defined direction we provide, and developing it with us — rather than imposing a different house style. - A genuine understanding of integrated, concealed lighting and how to document it. - Clear, responsive communication, reasonable overlap with Doha time (GMT+3), and reliable timelines. OWNERSHIP & FILES All design work, drawings, 3D models, renders and native source files become the client's property upon payment of the relevant milestone. THE PILOT — HOW TO START Before committing to the whole villa, we begin with one small paid pilot (the ramp + garage entrance, above). It's a real, paid piece of work that lets us both confirm the fit on quality, communication, and pace. Whoever delivers the pilot well continues straight into the full exterior phase. IN YOUR PROPOSAL, PLEASE ANSWER 1. Walk us through how you produce buildable detail / joinery drawings — exactly what you deliver and in what software. If possible, attach one real detail or construction sheet you've drawn (not a render). 2. How do you plan and document a room's electrical layout — lighting points, power/socket positions and quantities, switching/scene zones — and the integrated hidden lighting (RCP, cove/coffer details, 2700K)? 3. Are you comfortable working to a defined minimalist-modern direction we provide, rather than your own signature style? 4. Capacity: are you solo, or do you have support (a draftsperson / renderer)? What's your current workload, and can you carry a multi-month, full-villa project of this size? 5. What are your working hours relative to Doha (GMT+3), and your typical response time? 6. For the pilot: your fixed price and timeline; whether you deliver the native source files; and how many revision rounds you include. We're looking forward to seeing your work.
