We are looking for an experienced automation or AI developer to build an AI-powered lead pipeline for our existing real estate CRM. The goal is to automatically capture, organize, qualify, score, and route incoming real estate leads so agents can quickly identify the best opportunities and follow up faster. Project Scope The system should: Capture leads from website forms, landing pages, Facebook leads, or webhook/API sources Send new leads into our existing real estate CRM Clean and organize lead information Identify missing or incomplete lead data Use AI or rule-based logic to qualify leads Assign a lead score based on buyer or seller intent Categorize leads as hot, warm, cold, or unqualified Detect whether the lead is a buyer, seller, landlord, tenant, or investor Extract important details from lead messages Recommend the next follow-up action Create CRM tasks or reminders Route leads to the correct agent or pipeline stage Prevent duplicate leads Log the automation status and errors Lead Information The pipeline may process information such as: Name Email Phone number Lead source Preferred location Property type Budget Number of bedrooms Buying or selling timeline Financing status Message or enquiry Assigned agent Lead score Pipeline stage Example AI Output The system should be able to convert a lead enquiry into structured CRM data. Example: Lead message: “I am looking for a three-bedroom apartment in Manchester for around £350,000 and want to move within three months.” Expected output: Lead type: Buyer Location: Manchester Property type: Apartment Bedrooms: 3 Budget: £350,000 Timeline: Within three months Lead temperature: Hot Recommended action: Contact within one hour Preferred Tools Experience with any of the following is useful: OpenAI API, Claude, Gemini, or similar AI models n8n, Make, Zapier, or custom automation Node.js, Python, or PHP REST APIs and webhooks PostgreSQL, Supabase, MySQL, or Firebase CRM integrations Real estate lead management systems Deliverables Working AI lead-processing workflow Integration with our real estate CRM Lead qualification and scoring logic Automatic CRM field updates Duplicate lead detection Pipeline stage assignment Basic error handling Testing with sample leads Source code or automation workflow Setup documentation Minor bug fixes after delivery Budget Fixed project budget: $140 USD This budget is for the first working version of the lead pipeline.
