Company: Blue Brick Realty Location: Remote (Offshore) Work Schedule: Full-Time | Monday–Friday | 9:00 AM – 5:00 PM (PST/PDT) Compensation: $5.00–$7.00 USD per hour (Based on experience and qualifications) About the Role Blue Brick Realty is seeking a highly organized and detail-oriented Application Specialist to manage rental applications from submission through lease execution. This role is responsible for screening applicants, preparing owner recommendations, coordinating lease execution, and ensuring listings are updated promptly after lease completion. The ideal candidate is proactive, analytical, and possesses excellent communication skills. This position requires working during Los Angeles business hours and maintaining continuous availability through Google Meet during scheduled work hours. Key Responsibilities Application Processing & Screening - Review incoming rental applications and supporting documentation. - Verify applicant information, including income, employment, rental history, and identification documents. - Evaluate applications based on established screening criteria. - Identify missing documentation and communicate with applicants to obtain required information. - Maintain accurate applicant records in company systems. Owner Recommendation & Communication - Prepare professional applicant summaries for property owners. - Present application findings, strengths, risks, and recommendations. - Follow up on pending owner decisions and maintain communication logs. - Notify applicants regarding approvals, conditional approvals, or denials. Lease Coordination - Coordinate lease preparation and execution. - Monitor lease signing progress and follow up with all parties. - Confirm receipt of signed leases and deposits. - Facilitate communication between owners, property managers, and tenants. - Ensure smooth tenant onboarding and move-in coordination. Listing & Database Management - Update Airtable and company databases accurately. - Remove listings promptly once leases are fully executed. - Maintain detailed records of all communications and transactions. - Ensure documentation accuracy and compliance with company procedures. Team Collaboration - Work closely with Operations, Leasing, Marketing, and Client Service teams. - Participate in daily meetings and workflow reviews. - Provide timely updates on application and lease statuses. Requirements Communication Skills - Excellent spoken and written English. - Professional phone etiquette and customer service skills. - Ability to communicate clearly with applicants, property owners, and team members. Technical Requirements - Reliable high-speed internet connection. - Quiet home office environment. - Computer with webcam and headset. - Ability to remain connected on Google Meet throughout working hours for real-time collaboration and supervision. - Proficiency with Google Workspace (Gmail, Docs, Sheets, Meet). - Experience using CRMs, Airtable, DocuSign, or property management software is preferred. Professional Qualifications - Minimum 2 years of administrative, leasing, customer service, or property management experience. - Strong attention to detail and organizational skills. - Ability to manage multiple applications and deadlines simultaneously. - Strong analytical and problem-solving abilities. - Ability to work independently with minimal supervision. - Experience in U.S. real estate, leasing, or property management is a plus. Performance Expectations Successful candidates will be expected to: - Process applications accurately and efficiently. - Maintain high documentation accuracy. - Meet application turnaround timelines. - Follow up consistently on pending approvals and lease execution. - Contribute to improved lease conversion rates and customer satisfaction. Work Conditions - Full-time remote position. - Mandatory availability during Los Angeles business hours (9:00 AM – 5:00 PM PST/PDT). - Real-time Google Meet presence required during work hours. - Performance will be measured through productivity, accuracy, responsiveness, and adherence to company procedures.
