Architect / Exterior Designer Needed

I'm renovating the exterior of my 4-story home. I'm looking for an architect or experienced residential exterior designer who can transform my existing Mediterranean-style home into a cleaner, more modern design while preserving its overall character. This is not just a rendering project. The final deliverable should be detailed enough that multiple contractors can provide accurate bids using the same scope of work. Scope of Work Phase 1 – Existing Conditions Review: Existing photos (50+ provided) Measurements Google Earth / Street View Existing architectural features Create: Existing elevations Existing 3D model Phase 2 – Design Develop several exterior concepts that modernize the home while keeping the architecture elegant and timeless. Potential improvements include: Removing decorative horizontal stucco bands ("gray bumpers") Simplifying trim details Replacing most arched windows with rectangular steel-look windows while preserving select feature arches New front entry door New side pedestrian gate Modern balcony railings New garage door Exterior lighting plan Stucco and paint recommendations Landscape improvements Canal-facing improvements Material selections Phase 3 – Final Design Package Provide: Photorealistic renderings Front elevation Rear elevation Side elevations 3D perspectives Window schedule Door schedule Material schedule Lighting schedule Railing details Finish specifications Phase 4 – Contractor Pricing Package Produce documentation suitable for contractors to prepare bids. This should include: Demolition notes New construction scope Window replacement schedule Door replacement schedule Exterior finish notes Exterior dimensions (where applicable) Material callouts Product recommendations General installation notes The package does not need to be permit-ready structural drawings, but it should be detailed enough that contractors can accurately estimate costs.
