Argus Model for Multi-Tenant Office Building Sale

We are seeking an experienced Commercial Real Estate Underwriter with Argus Enterprise expertise to build a complete underwriting model for the sale of a multi-tenant office building. The ideal candidate has experience underwriting office investments, creating institutional-quality Argus cash flow models, and preparing supporting analyses used by brokers, investors, lenders, and asset managers. ## Scope of Work The selected consultant will: * Build a complete Argus Enterprise model for a multi-tenant office property * Review and analyze rent rolls, leases, operating statements, and property information * Create tenant-level cash flow projections * Model lease expirations, renewals, downtime, TI allowances, leasing commissions, and market leasing assumptions * Generate stabilized and discounted cash flow analyses * Produce valuation outputs including IRR, NPV, equity multiple, and sensitivity analyses * Prepare Argus reports and export files * Assist with revisions based on ownership and broker feedback ## Deliverables * Completed Argus Enterprise model * Argus export files * Cash flow projections * Valuation summary * Assumption schedule * Executive underwriting summary ## Required Experience * Advanced Argus Enterprise proficiency * Commercial real estate underwriting experience * Office property underwriting experience * Strong understanding of leasing assumptions, market rent analysis, and valuation methodologies * Experience supporting acquisitions, dispositions, financing, or investment sales transactions ## Preferred Experience * Institutional investment sales * Multi-tenant office assets * Medical office buildings * Experience working with brokers, REITs, private equity firms, or institutional investors ## To Apply Please provide: 1.
