Australian Construction Estimator / Contract Administrator – Scope of Works Specialist About this role: We are a Melbourne-based building company residential and commercial projects. We're looking for an experienced Australian construction professional to partner with us in developing and maintaining a comprehensive Master Library of Trade Scope of Works documents. This is not a one-off estimating task. Our objective is to establish a long-term relationship with someone who can initially build our master library and then continue to adapt those trade scopes for future projects as they move through estimating, procurement and construction. The successful applicant will become an extension of our pre-construction team, helping us improve consistency, reduce scope gaps and deliver professional subcontractor tender packages across all of our projects. The first stage of this engagement is to develop a comprehensive library of professionally written Trade Scope of Works documents covering all major construction trades. These documents will form the foundation of our estimating, procurement and project delivery processes and will be used as standard templates across future projects. Once the master library has been completed, each new project will require these scopes to be reviewed and adapted to suit the specific design, consultant documentation and project requirements before being issued to subcontractors for pricing. For the right person, this will become an ongoing role supporting our estimating and procurement team on future projects. Our projects include: High-end custom homes Multi-unit residential developments Townhouse developments Commercial fit-outs You will be responsible for: - Developing professional Scope of Works documents for each construction trade. - Reviewing architectural, structural, civil and services drawings. - Reviewing project specifications and consultant documentation. - Defining detailed trade inclusions and exclusions. - Clearly allocating responsibilities between subcontractors and the builder. - Identifying coordination requirements between trades. - Highlighting assumptions, missing information and potential scope gaps. - Ensuring each trade scope aligns with Australian construction practices, the National Construction Code (NCC) and relevant Australian Standards where applicable. - Maintaining and continuously improving the Master Trade Scope Library. - Tailoring master trade scopes to suit individual projects. - Assisting with subcontractor tender packages and procurement documentation. Preferred Experience: Applicants should have extensive experience within the Australian construction industry. Ideal backgrounds include: Contract Administrator Estimator Quantity Surveyor Project Engineer Project Manager You should also demonstrate: - Experience delivering Australian residential and/or commercial construction projects. - Strong understanding of the National Construction Code (NCC). - Ability to confidently read and interpret Australian architectural, structural and services drawings. - Experience preparing subcontractor tender packages. - Experience preparing Scope of Works documentation. - Excellent written English. - High attention to detail. - Strong organisational skills. - The ability to identify scope gaps before they become costly project variations. Software Experience Experience with the following software is desirable: Microsoft Teams Bluebeam Revu JACK Microsoft Office What Success Looks Like: The successful applicant will help us build a professional Master Trade Scope Library that: Creates consistency across every project. Reduces scope gaps and subcontractor variations. Improves the quality of subcontractor tenders. Clearly defines subcontractor responsibilities. Saves time during estimating and procurement. Continues to evolve as new projects and construction methods are introduced. Project Phases Stage 1 – Build the Master Library Develop a comprehensive library of detailed Scope of Works documents covering all major construction trades. Stage 2 – Project-Specific Scope Development Adapt the master trade scopes to suit individual projects by reviewing drawings, consultant documentation and specifications. Stage 3 – Ongoing Tender & Procurement Support As new projects are secured, continue supporting our team by: Preparing project-specific trade scopes. Updating existing scope documents. Preparing subcontractor tender packages. Supporting estimating and procurement activities. Expanding and improving the Master Trade Scope Library over time. Our goal is to build a long-term relationship with someone who becomes a trusted extension of our pre-construction team. Shortlisted applicants will be invited to complete a paid trial by preparing one trade Scope of Works from a supplied drawing package before progressing to the full engagement.
