BCA Consultant - performance solution

You are a suitably qualified and practicing BCA consultant, and are fluent in drafting residential performance solutions which will be used to obtain practical completion on a renovation and extension project. The performance solution relates to the proposed laundry arrangement within the dwelling. Due to the limited size and layout of the house, it has not been practical to incorporate a separate dedicated laundry room. As a result, the most functional and appropriate location for the laundry is within the kitchen, which also provides the closest and most convenient access to the rear courtyard for drying clothes. The proposed arrangement consists of: * An under-bench washing machine and dryer located within the kitchen joinery. * The washing machine is positioned within a recessed set-down constructed into the primary structure. * Falls provided within the set-down directing any incidental water to a floor waste. * A dedicated drainage connection for the washing machine discharge. * Waterproofing to the recessed area in accordance with the relevant Australian Standards. * Appropriate ventilation to the space. The intent of the performance solution is to demonstrate that the proposed arrangement achieves an equivalent level of performance to a conventional laundry installation. Specifically, we are seeking approval for: * The location of the washing machine within the kitchen. * The proposed waterproofed recessed set-down and drainage arrangement. * The omission of a dedicated laundry sink Given the constraints of the dwelling, we believe this provides a practical and robust solution while maintaining appropriate measures for water containment, drainage, durability and ongoing functionality.
