BIM Modeler (ArchiCAD) - CAD to BIM

Project overview We are a BIM services studio. We need an experienced ArchiCAD modeler to develop a full BIM model from an existing basic project delivered in CAD, for a residential development of 56 dwellings across 4 blocks. The model must be clean, well-structured and ready to generate the drawings of the Technical Project. Scope of work From the basic project (CAD), produce in ArchiCAD: Editable Architectural Model — LOD 300. All building elements correctly defined, with properly built composites for façades, roofs, floors/slabs, partitions, etc. (correct layer structure and materials per construction type). Simplified Structural Model — LOD 300, editable in ArchiCAD, suitable for quantity take-off and correct interaction with the architectural elements (no structural calculation required — geometry and quantities only). BIMx model generated from the ArchiCAD model for review and visualization. Planimetry setup: the model must be organized so that the Technical Project drawings (plans, elevations, sections, details) can be generated directly from it — correct layers, view sets, layout book and graphic conventions. What we provide The basic project in CAD (DWG) for the 56 dwellings / 4 blocks. Reference notes, the target drawing/plan list, and a single point of contact for questions. Deliverables Native ArchiCAD model (.pln) — architectural + simplified structural, LOD 300, organized by storeys, layers and building materials/composites. BIMx file of the model. Model set up for drawing production (view sets + layout book) so the Technical Project plans, elevations, sections and details can be issued from it. PDF/DWG/IFC plan export if required. Requirements Proven experience in ArchiCAD architectural modeling to LOD 300. Strong command of composites / building materials (multi-layer walls, roofs, slabs) and correct construction-type setup. Experience preparing models for construction documentation (view sets, layout book, drawing production). Ability to build a simplified structural model for quantity take-off in ArchiCAD. BIMx publishing experience. Comfortable working from CAD (DWG) basic-project drawings. A portfolio of comparable residential BIM projects (model + drawings). Nice to have: experience with Spanish Technical Project documentation, and with Open BIM / IFC export. Your fixed-price quote for the full scope above, plus your estimated delivery time (in weeks). Your earliest start date and weekly availability. Contract & payment Fixed-price, structured in milestones for both parties' protection — suggested: (1) Review and verification of the existing model + basic modeling of the building blocks: floor slabs, façade walls, external joinery, internal partitions, doors, and interior spaces (rooms), (2) Complete detailed model of the residential building blocks, (3) Exterior areas, terrain adjustments, and final detailing, (4) Revisions, corrections, and final details. One review round on the agreed scope is included; out-of-scope changes are quoted separately. Confidentiality This is a real client project. Selected candidates will be asked to sign a simple NDA.
