CRE Financial Analyst (Private Equity & Real Estate)

We are seeking a high-level Commercial Real Estate (CRE) Financial Analyst to lead our deal-screening and underwriting process. We analyze a massive volume of opportunities for our private equity funds, and we need an analyst who can move quickly without sacrificing precision. You won’t just be filling out spreadsheets; you will be responsible for researching markets, forecasting performance, and providing detailed recommendations on whether we should pursue a deal or pass. The Mission Your goal is to act as the primary filter for our investment pipeline. You will take raw data and Offering Memorandums (OMs) and transform them into institutional-grade reports that dictate our acquisition strategy. Core Responsibilities • High-Volume Underwriting: Rapidly analyze a large number of deals to identify the "gems." You must be able to build and run dynamic models (DCF, IRR, Waterfall, Sensitivity Analysis) efficiently. • Deep-Dive Research: Conduct exhaustive market research. You’ll analyze sub-market demographics, rent comparables, sales comps, and local economic drivers to validate every assumption in the model. • Valuation & Forecasting: Create highly accurate financial forecasts. You must be an expert at predicting exit cap rates, operating expenses, and value-add upside. • Detailed Reporting: Prepare comprehensive investment memos and reports. These reports must include your professional recommendation, risk assessment, and a clear "buy/sell/hold" logic. • AI-Enhanced Workflow: Use Gemini, ChatGPT, or Grok to summarize legal documents, scrape market data, and streamline the reporting process. Technical Requirements • Advanced Excel & CRE Tech: Absolute mastery of Excel. Experience with property valuation softwares is required. • Analytical Prowess: You must be able to spot red flags in a T12 or Rent Roll that others would miss. • Natural English: You must be able to write sophisticated, professional reports in perfect English. • Infrastructure: High-speed internet and a consistent power backup (UPS/Generator) are non-negotiable. • Schedule: Full-time (8 hours/day) during US Central Time (CST). You dig into the "why" and find the data to back it up. • Independent & Decisive: You are capable of working through a stack of deals on your own and providing a confident recommendation. • Problem Solver: If data is missing or a deal is complex, you find creative ways to get the answers. • Responsible: You understand that our capital is on the line.
