This project is designed to create a centralized industrial and warehouse lease market tracking system for properties located within a 35-mile radius of Asheville, North Carolina (ZIP Code 28801). The objective is to capture and monitor all available warehouse and industrial properties for lease from public commercial real estate sources, including Crexi, LoopNet, and local commercial brokerage firms operating in Asheville, Hendersonville, and the surrounding Western North Carolina market. The system will provide a comprehensive inventory of active listings and enable ongoing tracking of asking rental rates, property availability, and market activity on a weekly basis. The Excel workbook will be structured as a market intelligence database with multiple interconnected worksheets. The primary worksheet, "Current Listings," will contain all active properties and include the following fields: Property Name, Building details (age, loading docks etc), Property Address (street, city, zip), Total Square Footage (SF), Asking Rent per SF, Lease Type (NNN, Modified Gross, Gross, etc.), Brokerage Firm, Listing Source, and Date Captured. A second worksheet, "Historical Archive," will store weekly snapshots of all listings to preserve historical data and allow trend analysis. Additional worksheets will be dedicated to tracking Price Changes, New Listings, and Removed Listings, providing visibility into market movements and changes in landlord pricing strategies over time. The process will utilize Excel's built-in Power Query functionality to automate data management without requiring any coding. Each week, listing data from Crexi, LoopNet, and local brokerage websites will be imported or pasted into the workbook. By selecting "Refresh All," Power Query will automatically update the database, identify new and removed properties, compare current rental rates against prior periods, and generate reports highlighting rent increases or decreases. This structure will provide a reliable, low-maintenance solution for monitoring industrial real estate market conditions, tracking leasing trends, and supporting site selection, investment, and business expansion decisions within the Asheville regional market.
