# Cold Caller / Acquisition VA — Airbnb Property Management ## What We Do Baro Stays is an AI-powered short-term rental management company operating across **Los Angeles, Scottsdale AZ, and Muskoka ON (Canada)**. We help Airbnb/VRBO owners increase revenue and reduce stress by improving listing performance, pricing, guest experience, and operations. We’re building a pipeline of owners who are self-managing or using underperforming managers, and we need a **cold caller / acquisition VA** to help us reach them directly, start conversations, and book qualified calls with property owners. This role is focused on **phone outreach and lead qualification** — not just admin work. Your job is to get owners on the phone, understand whether they’re a fit, and move interested prospects into Ray’s calendar. --- ## What You’ll Do ### 1) Cold Call Property Owners (Primary Responsibility) * Call property owners in our target markets: **Los Angeles, Scottsdale, and Muskoka** * Reach out to owners of: * self-managed Airbnb/VRBO listings * underperforming listings * owners using other property managers who may be unhappy with results * Use our scripts and talking points to start conversations, ask discovery questions, and uncover pain points * Your goal is **not to hard-sell on the phone** — it’s to identify interest, qualify the owner, and book a strategy call with Ray ### 2) Qualify Leads + Book Calls During calls, identify: * Is the owner currently self-managing or using a property manager? * Do they own the property, or are they the decision-maker? * Are they struggling with occupancy, revenue, guest issues, time commitment, or listing performance? * Are they open to improving performance or exploring a management switch? * Do they have a property in one of our target markets? If the owner is a fit and interested: * Book a **15-minute discovery call** directly on Ray’s Calendly * Add clear notes about the conversation into the pipeline sheet / CRM * Flag any hot leads immediately ### 3) Follow-Up Calling & Re-Engagement * Follow up with owners who didn’t answer on the first attempt * Re-contact owners who asked for a callback later * Call back warm leads who received one of our audits or emails but didn’t book * Maintain follow-up discipline so leads don’t get lost ### 4) Pipeline & Call Tracking * Log every call attempt and outcome in our Google Sheet / CRM: * no answer * wrong number * voicemail left * interested * not interested * follow up later * call booked * Keep prospect notes clean and detailed so we know exactly where every lead stands * Update owner phone numbers, emails, and any missing info you uncover during outreach ### 5) Light Lead Research / Contact Verification We may provide owner lists, but you should also be comfortable helping verify: * owner name * best phone number * email address if available * property address / listing link * whether they appear self-managed or professionally managed You do **not** need to be a deep analyst — but you should be resourceful enough to help us make sure we’re calling the right person. --- ## What Success Looks Like Your job is to create conversations with owners and consistently turn those conversations into booked calls. ### Weekly Targets * **80–150 outbound calls per week** (depending on lead quality and connect rate) * **15–25 live conversations per week** * **4–8 qualified leads per week** * **2–4 booked calls per week** ### Monthly Targets * **8–12 booked owner calls per month** * Consistent pipeline follow-up with no dropped leads * High-quality notes and clean CRM tracking --- ## Required Experience ### Must-Have * **Cold calling / outbound sales experience** * You’ve done phone outreach before and are comfortable calling strangers all day * Ideally in real estate, property management, home services, SaaS, insurance, or another outbound-heavy role * **Strong spoken English** * You need to sound natural, confident, and professional when speaking with property owners in the US and Canada * **Comfort handling objections** * Examples: * “I’m already using a manager” * “I’m not interested” * “Send me info” * “I manage it myself and it’s fine” * You don’t need to be a closer, but you must know how to keep a conversation going and not fold at the first objection * **Organized and reliable** * You must log notes properly, follow up when you say you will, and stay on top of callbacks * **Self-starter** * This is not a heavily managed role. You’ll have scripts, targets, and weekly check-ins, but you’re expected to operate independently ### Nice-to-Have * Experience in **Airbnb / short-term rentals / property management / real estate** * Experience calling **homeowners, landlords, or real estate leads** * Familiarity with **Google Sheets, HubSpot, Pipedrive, GoHighLevel, or similar CRM tools** * Experience working with **US or Canadian clients** * Basic understanding of STR pain points: * occupancy * ADR / pricing * guest messaging burden * cleaner / maintenance coordination * poor listing performance * bad property managers --- ## What You’ll Be Saying on Calls We’ll provide scripts, but the core message is simple: We help Airbnb/VRBO owners in LA, Scottsdale, and Muskoka improve property performance and reduce operational headaches through professional short-term rental management. Your role is to: * open the conversation naturally * identify whether the owner is having pain points * briefly explain why we’re reaching out * see if they’d be open to a short conversation with Ray * book the call if there’s interest This is a **consultative outreach role**, not a robotic telemarketing role. --- ## Tools You’ll Use | Tool | Purpose | | --------------------------- | -------------------------------------- | | Google Sheets / CRM | Track prospects, notes, and follow-ups | | Phone dialer / calling app | Outbound owner calls | | Calendly | Book owner calls with Ray | | Gmail / WhatsApp (optional) | Light follow-up after calls if needed | | Lead list / owner database | Prospect info and contact details | --- ## Compensation & Growth * **Starting rate:** $200–400 USD/month depending on experience and hours * **Performance bonus:** Bonus for every qualified owner call booked, and/or for every property signed from your pipeline * **Growth path:** If you perform well, this can grow into a bigger acquisition role with more hours, better pay, and ownership over outbound lead generation --- ## How to Apply Send a short message answering these questions: 1. **How much cold calling experience do you have?** What were you selling / booking? 2. **Have you ever called homeowners, real estate leads, Airbnb hosts, or property owners before?** 3. **How comfortable are you handling objections on live calls?** Give an example. 4. **How many outbound calls can you realistically make per week?** 5. **What’s your availability and timezone?** 6. **What is your expected monthly rate in USD?** If you’ve done cold calling before, include: * your average number of calls per day/week * whether your role was lead generation, appointment setting, or closing * any results you can share (appointments booked, conversion rates, etc.) Applications that don’t answer the questions above won’t be considered.
