Commercial Architect or Interior Designer Needed for Office Test Fit & Concept Design

We are seeking an experienced commercial architect or interior designer to develop a space plan and conceptual interior design for an approximately 9,763 SF office space based on an existing floor plan (PDF provided). This project is intended for early-stage lease evaluation and planning. The primary goal is to understand how the space can be efficiently laid out and to explore potential office configurations before making a final decision on leasing and design direction. The scope of work includes reviewing the existing floor plan and developing a test-fit layout that optimizes space utilization, circulation, and functionality. We are looking for 2–3 layout options where feasible to compare different approaches to the space. The design should incorporate typical office program elements such as open work areas or workstations, private offices where appropriate, conference and meeting rooms, a reception or lobby area, a breakroom or kitchen, and general collaboration or support spaces. In addition to the test-fit layouts, we are looking for a conceptual interior design direction that communicates the overall feel and organization of the office through basic furniture layout, zoning, and spatial planning. Simple 3D views or visualizations are optional but would be a plus. Deliverables should include one or more 2D floor plans showing proposed layouts in CAD or PDF format, a final recommended test-fit layout, a conceptual interior design layout showing furniture and space zoning, and source files in AutoCAD, Revit, or similar format if available. We are looking for someone with strong experience in commercial office space planning and test fits, proficiency in AutoCAD, Revit, or similar CAD tools, and a background in architecture or interior design. Experience with workplace design or tenant improvement projects is highly preferred. The existing space is approximately 9,763 SF and a floor plan will be provided. This is a conceptual planning exercise only and does not include construction documentation, engineering, or permitting. We are looking for someone who can think strategically about office layouts and help us understand the best way to utilize the space before moving forward with leasing decisions.
