Commercial Interior Designer Needed — Office Redesign (~800 sq ft), Concept to Shopping List

Project Description We're looking for an experienced Commercial Interior Designer to redesign our office space (approximately 800 sq ft) for Mister Loans, a mortgage company in Miami, FL. We currently have photos of the space but no existing floor plans, so part of this project involves helping us properly measure and document the space before moving into design. This is a full-scope redesign: from initial measurements and space planning through to a final concept and a complete shopping list for furniture, fixtures, and decor. We're open to either a full interior redesign of the existing layout, or a from-scratch design approach if that better suits the space — we'd like your professional recommendation once you've reviewed the photos and dimensions. Scope of Work Review existing office photos and guide us on how to properly measure and document the space (dimensions, layout, existing structural elements) Develop a space plan and design concept appropriate for a professional, commercial/financial services environment Select a cohesive design direction (layout, color palette, materials, lighting) that fits a modern mortgage/financial office Provide a detailed shopping list with specific furniture, fixtures, and decor items, including sourcing suggestions and estimated costs Present the concept for review and incorporate one round of revisions based on feedback Requirements Proven experience designing commercial/office spaces (portfolio required — please include examples of commercial, not just residential, work) Comfortable working from photos and guiding a client through remote measurement and documentation when floor plans aren't available Strong understanding of space planning for professional/corporate environments Ability to deliver a clear, itemized shopping list (not just mood boards) that a non-designer can act on directly Good communication skills — you'll be coordinating measurements and revisions primarily through calls/messages Nice to Have Background in architecture, in case a from-scratch redesign ends up being the better recommendation Experience designing offices for financial services, real estate, or similarly professional/client-facing businesses Budget & Timeline This is a fixed-price, project-based engagement — not an hourly or scheduled role. You'll work independently on your own time to deliver the scope above. Budget: $450–$500 total for the full project (measurements guidance, design concept, and shopping list).
