Commercial Permit Plan Revisions & County Resubmittal

We are seeking an experienced Architect, Engineer, or Permit Expeditor with strong knowledge of commercial building permits, municipal plan review comments, and construction document revisions to help us obtain permit approval for an active commercial project in Gwinnett County, Georgia. This is not a new design project. A complete permit package has already been prepared and submitted through several review cycles. Your role is to review the county's outstanding comments, revise the plans and supporting documents as needed, coordinate any required engineering or sealed documents, and prepare the project for final approval. Project Information Project Type: Residential building being converted into commercial office space Current Status: Permit under review with outstanding comments from multiple disciplines Scope of Work The selected freelancer will be responsible for: Reviewing all current open plan review comments from Gwinnett County. Identifying exactly what corrections are required for each discipline. Revising architectural, structural, electrical, mechanical, plumbing, and fire protection drawings where necessary. Preparing any additional schedules, notes, calculations, code documentation, or supporting reports required for approval. Coordinating with Georgia-licensed design professionals whenever stamped or sealed revisions are required. Preparing a detailed response letter explaining how every review comment has been addressed. Assisting with permit resubmittals until all review comments are resolved and the permit is approved. Files Provided The selected freelancer will receive: Current architectural drawing package Previous plan review response narrative County review comments and issue history Permit summary Supporting permit documents and correspondence Some referenced reports and plan sheets may need to be requested from the county before revisions begin. Required Experience Please apply only if you have experience with: Commercial building permit revisions Architectural drafting and construction documents Municipal plan review corrections Building Code and International Codes (IBC, IEBC, IMC, IPC, NEC, IFC) AutoCAD or Revit Coordinating structural and MEP revisions Preparing permit resubmittal packages Experience working with Georgia jurisdictions or Gwinnett County is highly preferred.
