3D Designer for Barndominium Concept Library (20 Original Designs, Ongoing Work)

About the Project We are building the launch catalog for a US barndominium brand and need a skilled residential designer to produce a core library of 20 original barndominium concept designs. These are concept and marketing designs, not permit-ready construction documents, so you will not produce engineering, foundation plans, or code compliance sheets. Speed and visual quality matter more than technical depth. This starts as a paid test project of 2 designs. Payment Price is per design. If quality, originality, and turnaround are there, you will be awarded the remaining 18 designs and become our go-to designer for ongoing catalog expansion after that. We are looking for a long-term relationship, not a one-off gig. What Each Design Includes (Fixed Price Per Design) 1. One 2D floor plan layout with room labels, approximate dimensions, and total square footage, presented in a clean marketing style 2. One photorealistic exterior render, front three-quarter view, showing materials, roofline, and porch 3. A short spec line: total square footage, bedrooms, bathrooms, footprint dimensions, and porch type Fixed Footprints: We Assign the Size, You Design the Layout Every design in the library sits on a standard rectangular footprint that we assign. The footprint is fixed. Everything inside it is yours to design. We will assign sizes from the following ladder across the 20 designs: • Small: 20x40 and 24x40, roughly 800 to 960 sq ft, 1 to 2 bedrooms (4 designs) • Core: 30x40, 30x50, 30x56, 40x40, roughly 1,200 to 1,600 sq ft, 2 to 3 bedrooms (8 designs) • Family: 40x60 and 40x64, roughly 2,000 to 2,560 sq ft, 3 to 4 bedrooms (5 designs) • Flagship: 40x75, 50x60, or similar, 2,500 sq ft and up, including designs with an attached shop bay and at least one loft or mezzanine plan (3 designs) Rules that apply to every footprint: • Simple rectangle, no jogs, bump-outs, or irregular footprint shapes • Porches may extend beyond the footprint under separate roof extensions • All plans must work on a slab foundation with clear-span framing. Do not design interior walls that must bear roof load Design Requirements Every design must read as a true barndominium in the modern farmhouse style: • Gable metal roof and metal panel siding as the primary exterior, with wood, stone, or board and batten accents acceptable • Modern farmhouse detailing: covered front porches, wraparound porches where assigned, cupolas, gooseneck lighting, black or bronze window frames • Open concept main living area in every plan, with vaulted or raised ceilings in the great room where the footprint allows • Split bedroom layouts preferred in 3 and 4 bedroom plans: master suite on one side, secondary bedrooms on the other • Practical rural-lifestyle features are encouraged: walk-in pantries, mudroom drop zones at the garage entry, laundry rooms connected to the master closet, storage, and attached garage or shop bays where assigned Each design will come with a short written program brief from us listing bedroom and bathroom count, required features, garage or shop configuration, and porch configuration. You arrange the rooms in your own original layout that satisfies the brief. Originality Requirement (Read This Before Applying) All floor plans and elevations must be your original work, designed from our written briefs. Do not trace, copy, modify, or reference existing published house plans from any plan catalog, marketplace, or builder website. We will provide a style direction board for aesthetic reference only, covering materials, colors, and exterior detailing. No third-party floor plans will be provided to you, and none should be used. Submissions that substantially match existing published plans will be rejected without payment and will end the engagement. You will be asked to certify in writing that each submission is your original work. Deliverables and Intellectual Property • Editable source files delivered with each design (SketchUp, Chief Architect, Revit, or similar). Tell us your tool in your proposal • Renders delivered at minimum 1920px wide, PNG or JPG, unwatermarked • All work is work for hire. Full and exclusive rights transfer to us upon payment • You may not resell, reuse, republish, or portfolio-post these designs without our written permission Budget and Structure • Fixed price per completed design, paid per approved design • Phase 1: paid test of 2 designs from the Core size band • Phase 2: remaining 18 designs awarded on successful completion of the test • One round of revisions per design is included. Revisions are limited to adjustments within the assigned footprint and program • Target pace: 2 to 4 designs per week once the test phase is complete How to Apply Include the following in your proposal.
