Financial Analyst / Business Modelling Specialist Required – Property Portfolio Financial Review We are an established UK property company operating a portfolio of approximately 60 residential units, comprising a mixture of: Assured Shorthold Tenancies (ASTs) Local Authority Emergency Accommodation Airbnb / Short-Term Serviced Accommodation The business has grown significantly over recent years and we are now looking for an experienced financial analyst, management accountant, or business modelling specialist to undertake a comprehensive review of our financial performance. Scope of Work The successful applicant will analyse approximately 6–12 months of financial information, including: Company bank statements Rental income from all sources Mortgage payments Loan repayments Utility costs Repairs and maintenance Building materials Insurance Council tax Professional fees Other operating expenses The objective is to determine: Our true monthly profitability. Actual cash flow. Where cash is being lost or unnecessarily spent. Which properties or income streams are performing well or poorly. The difference between accounting profit and available cash. The impact of our existing borrowing on cash flow. Business Planning In addition to reviewing historic performance, we would like the successful applicant to prepare a forward-looking financial model covering the next 6–12 months, including: Monthly cash flow forecast. Income and expenditure forecast. Loan and mortgage servicing schedule. Renovation budget planning. Forecast of reserves and working capital. Identification of any funding shortfalls. Recommendations for improving cash flow and profitability. Practical suggestions for prioritising refurbishment projects to maximise rental income. A number of units currently require refurbishment before they can be fully let, and we already have a reasonable understanding of the likely refurbishment costs. These costs should be incorporated into the financial model so that we can determine the optimum order and timing of the works while maintaining sufficient cash reserves. Deliverables The final deliverables should include: A clear Excel financial model. Monthly cash flow forecast. Profitability analysis. Breakdown of expenditure by category. Debt servicing analysis. Key financial ratios and performance indicators. Written summary explaining findings in plain English. Recommendations for improving cash flow and increasing profitability. Applicant Requirements We are looking for someone with experience in one or more of the following: Property portfolio financial analysis. Financial modelling. Management accounting. Fractional CFO services. Business performance analysis. Cash flow forecasting. When applying, please include: A brief summary of similar projects you have completed. We are initially seeking a one-off review, but this could develop into an ongoing monthly advisory role for the right person. Budget Our initial expectation was in the region of $50-75 although we appreciate that applicants with significant experience may propose a higher fee if they can demonstrate the additional value they would provide. We are primarily looking for someone who can give us a fresh, objective analysis of the business and help us understand exactly where we stand financially and how best to move forward.
