Fractional CFO (Real Estate Investing & Property Management Experience Required)

Fractional CFO – Real Estate Investing & Property Management We are a rapidly growing real estate investment company seeking an experienced Fractional CFO to become a strategic financial partner to our leadership team. This is not a bookkeeping or controller position. We are looking for someone who can provide high-level financial strategy, improve reporting, optimize cash flow, and help guide business decisions across multiple operating companies. Our portfolio includes long-term rentals, short-term rentals, property management, renovations, acquisitions, and other real estate-related businesses. Candidates without significant real estate investing experience will not be considered. Responsibilities Develop and maintain executive-level financial reporting and KPI dashboards. Analyze company financial performance and identify opportunities to improve profitability. Build budgets, forecasts, and cash flow projections. Assist with capital planning, financing, refinancing, and lender relationships. Review entity structure and recommend tax-efficient financial strategies alongside our CPA. Monitor property-level and portfolio-level performance. Improve financial processes, internal controls, and reporting systems. Participate in weekly leadership meetings and provide strategic financial guidance. Assist with acquisitions, dispositions, and investment analysis. Work closely with our bookkeeping team to ensure accurate and timely financial reporting. Required Qualifications 5+ years as a CFO or Fractional CFO. Extensive experience with real estate investing is REQUIRED. Experience with property management financials is REQUIRED. Strong understanding of rental portfolios, renovations, acquisitions, and real estate operations. Experience working with multiple entities and intercompany accounting. Strong knowledge of financial modeling, forecasting, and cash flow management. Excellent communication skills and ability to explain financial concepts to business owners. Experience with QuickBooks Online and modern financial reporting tools. Preferred Experience Single-family and multifamily investments. Short-term rentals (Airbnb/VRBO). Construction or renovation accounting. Private lending, DSCR loans, and commercial financing. Experience scaling entrepreneurial real estate companies.
